The room was very comfortable, clean and comfortable. The staff was also very pleasant and helpful. I would stay here again.

Valet took over an hour to get my car. The room had a bad smell. Bathroom needs updating and a little Clorox and a scrub to the shower floor tiles wouldn't hurt. Other than that, great location and cute boutique hotel but needs updating.

We were in town for a concert at the Concert Hall directly across the street, so the location was perfect! The hotel is older and has had some renovations done, but still lacks the "New" feel. Being that we were there only overnight it didn't really matter. The staff was amazing and were more than happy to help us out with any needs we had!

Hotel Wifi was slow in our room (3rd floor of 4) but a lot better in the lobby. The room was very fresh with light colors and clean look. The AC was definitely needed given the weather and was good. Restroom/shower clean and fresh, with plenty of mirrors. Big plus for the small walk-in closet! Only negative was the breakfast, very basic (cereal, toast with cream cheese or jam, orange juice and coffee/tea) - in the sense that if it would have been more of a buffée I would have given an overall 4.5 grading! We had a great time and were very happy with the location!!!

Staff would not bring clean wash cloths to room, had to go downstairs to get at counter before taking shower! Shower head had low water pressure, temperature control for showerhead was unpredictable, hard to adjust, had either extreme hot or cold! No ventilation fan in bathroom. Only issue one key, an actual key. Had to leave at desk so companion could come and go from room. Left our empty soda cans out to be recycled, they just left them there when they cleaned the room, guess they don't recycle! Only had one tiny waste basket in room. The location was good for attending the boat show. We were within a short walking distance of the Exibition Center, the parking garage, Lincoln Rd, McDonalds, Subway, 7 Eleven, CVS, and not too far from the beach!

Great location. Bit of a walk to 5th and ocean (15 mins-ish) but very close to lincon road mall. Rooms looked amazing if you squinted but in much better shape than other hotels in sobe. The bathroom is extremely small. Toilet paper roll is so close to toilet we took it off the wall so one could sit somewhat comfortably. The room was modern looking and the flat screen tv was a plus! Beds were very bouncy and you can here them moving around in other rooms ;) I wouldnt pay a premium on this room but it did the job before our cruise at a descent price. Staff was friendly and called us a taxi to the port. Cost about $20. Breakfast wasn't anything special but there is a McDonald's a block south if your into that. And a liquor store is at Collins and Lincon where they sell plastic flasks for you to smuggle your booze onto the ships. We would go back the the Greenview.

Great hotel. Stay there all the time. Right across the street from the Convention Center. Down the street from everything South Beach has to offer. Best place for your money. You have control of your own a/c (unlike some places in Miami). Definitely recommend and will be there again.

i would think for the money i spent, the room would at least have a trash can.

I was attending an event at the Convention Center and the hotel's location was great. The same in regard to Lincoln Road and the Beach. I did find the closet small. The in-room safe and refrigerator located in the closet made it difficult to hang clothing properly.

Great location.

It was an overall great stay at a nice hotel for a decent price. Would stay there again. Front desk clerk at check-in was helpful and pleasant.

The staff is top notch and the location is awesome. I could see the video show on the wall of the convention center from my suite windows. Everything is within walking distance. Be sure to call ahead to arrange valet or park on the block behind the hotel in Public Parking (twenty five for overnight and must be out by noon). It's a bummer not having parking on site. Cuban restaurant a couple doors down was also great!

The place is pretty worn down. The pictures does not reflect the current state of the hotel. Beds are not very comfortable. They do not offer storing of luggage on checkout.

The bathroom barely had any towels and it didnt seem like many people worked there, also the valet situation was slacking

not happy- yes older hotel, but need to upgrade-- room was so hot- may as well have slept outside. No parking nearby- had valet- but if I wanted my car, wait wait wait.... don't plan staying there again, but have other hotels around

Perfect overnight stay if you don't want to stay in an overpriced hotel on the beach. Very close to miami beach downtown and right into the art deco district and the little spain boulevard. The personel is adorable and the hall is lovely with its numerous books at your own entertainment. All rooms are equipped with the own a/c, with tv and bathroom. You see they renovated with IKEA but they kept it simple. They keep it clean but in some room you see that the humidity has done its toll (no ventilation in the bathroom).

A very convenient and prime location, modarate ratea for a budget concious business traveller. Rooms are very minimalist and painted all white to show cleanliness. Maria from the front desk is very helpful. A minor suggestion to the hotel is to upgrade their shampoo and lotion to a better quality.

nice hotel and a friendly receptionist. Air-condition was not good, WIfI was terrible...a lot times no WIFI or really bad signal and TV signal was bad...some channels you can't watch because of the signal.

air conditioner was a window unit and it blew right on our bed. the location was good though!

First, the location was awesome. The hotel stay was horrible. I came to Miami for the Miami Heat play-offs and stayed at this hotel. The shower was very dirty, didnot have hot woter, The room had an funny inclean odor and the staff seemed un-moved. It was like they didnot care to correct the situation. I finally got hot water . I thought it could have been a much better experience if they would pay close attention to the obvious.

Staff rude, rooms nothing like pictures, service is not important to this hotel. Hallway smells and the hotel just needs more attention. I will never stay here again.

The location was great.

Right off Lincoln Rd. 1 block from the beach, very basic amenities, elevator fits 2 people, bathroom small, water pressure low in shower and toilet. Continental breakfast, muffins and froot loops. Adequate place to crash for a night or two.

On the positive side, the room had new floors and the hotel is conveniently located. Service was descent. Bed was reasonably comfortable. Now the bad: Room was tiny; walls are thin and my neighbors were loud, so ineeded air plugs to sleep. I had a humongous cockroach legs up near my vanity that the maid somehow missed when cleaning. Elevator was very small and didnt feel particularly safe. Poor water pressure in the shower and it was difficult to set the pressure to anything warm. Lobby looks a little beat up. Not sure what else is available in such a great location, but I've stayed at comparable Motel 6's elsewhere at 30% of the cost.

This hotel has everything you need if you are going to spend your time exploring South Beach. Rooms are comfortable and location is excellent to Lincoln Mall and the beach.

The Greenview is an older building and shows it: the elevator is miniscule and most people take the stairs. The counter at check-in has two huge divots out of it like someone attacked it with a hammer. The rooms are as pictured on the website, minimalist and white with blond wood, but the bathroom tiling was broken in (large-ish) places and the floor had not been swept - none of us have long black hair and it was all over the corners and edges of the room. On the plus side, we booked a room with two beds through hotels.com and that is exactly what we got. Pluses from a maintenance standpoint: the wifi worked well, all of the lights worked and so did the plumbing, and the closet smelled faintly of fresh paint. I get the impression that if they need painting, it gets done, but tile work, not so much. The point is (I guess), the price is cheap for south Miami Beach, the place is less than a block from the Lincoln Ave pedestrian-mall, which is sparkly fun at night when trying to choose a restaurant, and it's also less than a block from the Fillmore, if you like the kinds of concerts that book in there. On the other hand, if you can get a much nicer room for less than $30 more, you should probably do that; there is no parking so you will have that expense canceling out whatever you saved by booking here (assuming free parking at the hypothetical other place). Note: there will be homeless people camping in doorways in this area -- they seem non-threatening. Assume there will be two sets of towels in the room at check-in, ASK up front if you need more; this is not a full-service kind of place. We avoided the cereal-dispenser "free breakfast."

This hotel is located perfectly if you are planning on attending the convention center, going to the beach, as well as being within walking distance to many amazing restaurants and Lincoln Ave. The condition of the hotel is more "optimistic" in the pictures than when you first walk in, however, it is clean and affords the basic amenities at a fair price and, as long as you aren't planning on actually spending your vacation in the hotel, you are set. I would stay at the Greenview hotel again.

This hotel is very conveniently located near Lincoln Road Mall and in very, very easy walking distance of the Miami Beach Convention Center. It appears somewhat hidden as you drive by, so it is very easy to miss. Parking is this hotel's biggest problem, as there are only three spaces on the street in front of the hotel and those are almost always full. The valet takes 20 minutes to respond (per the hotel staff), so there is a window of up to 20 minutes for the city to tow your car away while waiting for valet service. Whatever you do, DO NOT park in the bank parking lot next door. (again, per the hotel staff). Inside, the hotel is obviously an older building but it has been nicely modernized. Everything--right down to the faux bamboo flooring--appears to be from IKEA, but it feels much more solid than the IKEA furniture in my house. Everything in my room, including the countertops, desktop, sheets, pillows, bedside tables, etc etc were white, so it felt very modern and almost institutional; on the positive side, all the white made it very apparent that the room was actually quite clean. It may not be the case for all rooms, but my room was quite small... about the same size as an interior cabin on a cruise ship. The bathroom is very European, complete with a perfectly square and very tiny shower (at 6'1" and 300#, I barely fit in the shower and both of my arms touched opposite walls the entire time). The water pressure was minimal, so showering was somewhat unpleasant. This hotel's redeeming qualities are its location and the friendliness of its staff. Obviously, humans have good days and bad days, so there is an inherent inconsistency in the quality of service... but everyone I encountered was exceedingly pleasant. Amenities are sparse... there is free wifi (something you won't find at the Hilton or the Ritz), and it's actually quite a speedy connection. Every time I go to So Be I stay at the Greenview. It's a little worn around the edges if you know what I mean, but the location makes it worth it. It's less than 2 blocks from the start of Lincoln Rd, with fantastic shopping and food and most of all--people watching! When I was just at the Greenview, there were a couple tiny black ants (not the kind that bite) in the bathroom and the AC kept freezing up after running constantly for 24 hours, but if I shut it off for an hour and turned it back on it was fine. The decor is fresh and stylish and you feel like you're really on vacation and not at a generic chain hotel. Personally I use a hotel for sleeping and showering and that's what this place is fantastic for. The only thing that has changed that bummed me out since the last time I was there is the public parking lot that used to be across the street was taken out by the city, so now parking is by valet at the hotel for $20 a day. That was a shock to me because the old public lot was $5 a day. But honestly the $20 a day is comparable to what all the other lots charge around the hotel, even the remaining city lot. Blame inflation. Whenever I stay at the Greenview the beauty is that I walk everywhere and don't even bother with the car because the location is that good.

It was an absolute terrible experience. I would only recommend it to my worst enemy!

We visited this hotel on our stay to Miami for Memorial Day weekend. The staff was ok, they were not very friendly. They did not want to provide us with more bathing towels and the advertisement about breakfast is false. The rooms are very small, but in a great location. We complained several times about the noise of the other applicants that stayed on top of us. The front desk clerk charged my credit card an extra 50.00 in case the room was in bad condition when we left. We left the hotel in the same condition it was in when we checked in and my money has yet to be put back in my account. When I reserved the room, they told me that check out time would be 11am, but we got a call at 10:00 rushing us to check out, and if we did not we would be charged an extra 50.00!! I hope that the owner is reading this review because this is horrible and bad customer service. The price was expensive and after I researched there were better rooms for better prices. If I visited again I would not go back to this hotel.

We've stayed at the Greenview twice, in March 2011 and May 2011. It's excellent value for money and as long as you keep that in mind, you won't be disappointed. Our room was basic but very clean and comfortable. The bathroom was small (like all art deco hotel bathrooms) but spotless. The shower wasn't very powerful but there was always lots of hot water. Clean towels were provided for the beach. The staff are charming, friendly and efficient - a delight! We will definitely stay there again.

This hotel was the dirtiest place I have ever stayed, bedbugs would not have lived here! The lobby was under construction, the elevator barely fit two people, we could not take the stairs because they were under construction and full of dust and construction materials. The room looked nothing like the online picture, it was filthy. We walked into the room and not only was it HOT, 86 degrees, but it also smelled like MOLD! We turned the air to 75 degrees but it never cooled down. The hallway was 10 degrees cooler than our room, wish we could have slept there. The bathroom had no place to put your soap or anything for that matter. The shower had half a door and no place to put shampoo or soap other than on the tile floor, which had black mold growing in the grout. There was black hair on the wall and trash (not ours) in the garbage can when we arrived. The shades did not cover the entire window and the room was bright from the neon sign all night. The beds were uncomfortable! The television only got a few channels and it had lines rolling through so you could barely watch the channels you did get. The only nice thing I can say about this hotel, is the staff, they were all very nice. Unfortunately, they may need to be better at the other parts of their jobs, like cleaning!! I would never stay in or recommend this hotel!
