Despite a good location a nice, easy check-in the rest of the staff in the morning were absolutely dreadful, rude and spoilt an otherwise nice trip. Please do yourself a favour and AVOID this 'hotel'!

Exceptional value for a Brighton /Hove hotel in a prime location on the sea front. All the amenities; free wifi; excellent breakfast included in a good price for a double room. Super clean hotel 24 hr access with very friendly staff. Only downside is limited parking which costs extra. Would recommend this hotel to anyone wishing to stay in Brighton

I truly enjoyed my three night stay at the Kings Hotel. The staff were courteous and helpful. The ocean view was fabulous, even with the extra noise from the street. The room and bathroom were immaculate and large. The breakfast was very satisfying. Can't think of anything at all negative. A wonderful, restful place, and highly recommended.

I was only staying at this hotel for 1 night & when I saw my room I was glad it was for no longer. The room was the smallest I have ever stayed in, bed right next to the door, very claustrophobic! Very hot, only a tiny window tucked round a corner so you could not feel the beefit of it being open.

this was a much needed break for me and the missus. the hotel was very clean, warm and welcoming. room , deluxe with seaview , was spacious spotless with wonderful view of seafront. breakfast was faultless. very enjoyable stay . thanks to all staff

Room was dissapointingly small and basic, bed small soft and umcoomfortable and lots of noise from adjacent rooms. On plus breakfast was pretty good.

Location very handy for the beach. The town centre and shops are close by too. The staff at reception were friendly but the room was only average. It was absolutely tiny and pretty dated. The shower room tiles had been painted over in an effort to modernise. It was clean though and the bed was fine.

Boked a "deluxe" room with sea view... Lovely! Enormous bay window overlooking the beach and with a good view of the wreckage of the West Pier. Fantastic en suite bathroom. A bit of a walk from the railway station but worth it! Courteous, professional staff - and the lift behaved itself perfectly ;)

Enjoyed my stay at this hotel - the location is great just opposite the old West Pier - which makes for some awesome photos. 15 minute walk down to the town/main pier which is nice - though refreshing given our stay was in January. The hotel did the job for a bargain price - saw the sights, drank the beer, bought the records and got my head down. Few criticisms: The website tells you a taxi will cost £3.50 from the station - it won't, we did it both ways at a cost of around £8 each time. The walls are very thin and you can hear everyone around you - not a problem if you're going to have a few jars and hit the sack - but not one for a business trip I'm sure (at this point I should congratulate the man in the room next door - apparently slow and steady does in some cases really does win the race). The bar downstairs was dead (though it is very much out of season) but still refused to take card for under £10, charged more for a pint than any bar in Brighton and it was a fuss to get the tab put on my room. Not very trusting but maybe they've been burned in the past (they had a card yet insisted on more details?) Aside from the above the hotel did exactly as we asked of it, spent minimal time there - didn't wake up in time for breakfast so cannot comment.

The reception staff were very helpful on arrival as we had messed up the booking and arrived a day early. We had a top floor room which was just as you come out the lift. The room was a bit small but adequate for our needs, it was clean and tidy and the towels were soft and fluffy, It only had shower not bath. The first morning we had the cooked breakfast which was fine - again adequate and nicely cooked. My only critism (and it might have been just this room) would be that there seems to be an air duct in the roof that made a knocking noise - at first we throught it was the old windows rattling with the wind in the room next door. It was OK but woke us up both mornings so wasn't the restful stay it was supposed to be. We paid a good price though so it was a fairly cheap couple of days. The hotel is situated about ten mins walk along the sea front so fairly central.

We have stayed at this hotel three or four times now and will continue to do so.. Good service with comfortable rooms and a convenient location for us. On our last and most recent trip we had our new baby with us, The hotel was still a good choice.

I stayed there with a friend for six days and I was totally satisfied. The hotel is about 5 min away from Churchill Square and directly on the Seafront. We only booked the room without breakfast and even tough the room was quite small we had a great time. The only disadvantage was that we only had one blanket but it was big enough so we didn't mind and we stayed for 5 nights only. It's not a luxury hotel but it's great for young people that go out a lot and just wanna have fun in Brighton.

We like the level of comfort and value at this hotel as well as the convenience of the situation. We find the staff friendly and helpful and like the bar and dining areas. The bedding is crisp white cotton and the uneven floors merely a sign of the age of the building. We often come back here as we prefer it to other more pretentious hotels. Despite a few odd jobs needed and the lift having an off day on arrival, the seaside setting and warm welcome will bring us back again soon. Thankyou!

We stayed in the Pavilion room which was very pleasant - lovely and light. Decent sized bathroom and quite spacious. Very comfortable bed. Decor of common areas is elaborate black and white. Breakfast was brilliant - chosen from a menu. The fresh fruit and yoghurt was beautifully presented on a white plate with a black napkin and comprised a good selection of berries, grapes, citrus fruit, kiwi and melon. Tables were quickly and well cleaned between sitters. The only thing I could fault was that the breakfast tea on the second day was not served as hot as I would have liked. I enjoyed my stay and would go again,.

Overall I was not dissatisfied with this hotel. The staff were very friendly and helpful and all requests were dealt with promptly. I have had better 'full English' breakfasts but it it was adequate. The problem was the fact that the lift was not working and it had been out of commission for some time. I had booked the weekend break as a treat for my 80 year old parents but having to walk up four flights of stairs was just too much for them and took the edge off what otherwise was a really enjoyable experience.

Me and my boyfriend recently stayed at this hotel for a few days. Everything was really good but it was a bit out of the road of everything so we'd consider staying more in the city next time. When we arrived at the hotel staff told us the lift was broke but would be fixed the following day. It was a bit of a disappointment as it didntworkthe whole time we were there. The radiator and tv in the room only worked as and when they wanted to too. That was a disappointment too because its december, the coldest month of the year! Other than them couole of points the hotel room/bed was very comfortable, clean and tidy.

the lift was out of order and my room was on the 4th floor, so it was quite a lots of stairs to climb, the direction to the lift and stairway was confusing. the radiator in the bathroom was on which makes the room really really hot. One of the staff wasn't very helpful as the girl had difficult to find me details on the systems, maybe he got out at the wrong of the bed that day. If I have to stay at this hotel again it will only be for 1 night.

Room quite confortable, friendly staff, well locatted 10 mins walk from train station and easy to find. Being on the 4th floor is was quite annoying the fact that the lift was out of order. Moreover, you can easly get lost on your way out of the room as there are not that many signs showing the way out. hard to find the main stairs and easy to find your self on the secondary stairs which lead you to other rooms.

My wife and I really enjoyed our stay for the 3 nights. The Breakfasts were more than excellent with the great variety. The hotel was clean enough but it was quite basic and not really what it looked like in the pictures. When we arrived which was at about 4pm we were told that not many rooms were ready so we were given one on the top floor. Although we had a lovely sea view, the lift was out of service so we had to walk up 4 flights of stairs so it wasn't that great.

Whilst the staff were very pleasant and polite the hotel is desperately in need of a thorough 'face lift' The carpet in our room was badly stained and was most unpleasant. We were on the 4th Floor and for the time we were there the lift was broken. The lift, I understand, had been out of order for a few days prior to our visit I was assured by the manager that the hotle was in the process of being refurbished but could I suggest that they do not allocate rooms to customers until this has taken place. The hotel is ideally placed and there are plenty of good places to eat close by. .

I was worried about the recent poor reviews but apart from the lift still not working and our room being small for a double and on the fourth floor! Our stay was very pleasant the hotel was very quiet most of the other guest were middle aged. The breakfast both service very well staffed and slick run breakfast room and delicious freshly cooked food. The hotel double booked our car park space but refunded us and were apologetic also our room cleaning was forgotten however quickly housekeeping came to the rescue with clean towels tea and coffee etc. I found most of the staff to be extremely helpful and all spoke english which i was not led to believe from previous harsh reviews. This hotel is a bit tired but for the price and location and good breakfast its ok. Our friends room was bigger with new carpet however the bathroom was old but everything worked so no honest complaints. Fantastic chinese in lanes called Gars

Arrived at hotel to be told the lift wasn't working. Slight annoyance when you've had a long day and then having to carry two heavy bags up three floors. I chose hotel based on availability of wifi and that was terrible, ended up using btopenzone, which was equally as slow. Room wasn't hugely comfortable, bed was very uncomfortable and only one pillow which was well used and hollow. Sadly not a great stay.

We have stayed at Kings before and really like it. The staff are friendly and helpful and it is nice and clean. The only two drawbacks are the quality of the towels which are rough and hard (a good idea if you have room in your case, is to take a couple of soft towels with you), and this time the lift wasn't working - and we were on the top floor. A long walk when you have been walking around Brighton all morning. I don't know how they manage with disabled people. Apart from that, all good.

Dreadful. Had to leave a card deposit on check-in, which wasn't advertised on their website. Carpet was stained in room. Shower didn't work. Housekeeping don't even understand basic English. All in all, not worth the money you save staying here over the Hilton.

We only stayed one night however we were on the top floor and the lift was out of order which was rather inconvenient. We also had a bad seal on the door which meant if we had the window open (it was very hot) the room door breathed in and out with it. That aside, the hotel was clean and orderly, the staff pleasant and helpful and town is only a ten minute walk away so excellent location. Would recommend if the lift is working and we dont get that room again!

We stayed 2 nights and enjoyed our stay, there were a few things that could of been improved but there just minor niggles. The lift was broken when we arrived and our room was on the 4th floor and as my partner is still recouperating from a serious illness this was a problem, staff were happy to move us to a lower floor, no sea view but clean and tidy. Would recomend and would go back.

Excellent stay. When I arrived the room allocated had no window (single on the first floor) which was not suitable for me, but I contacted reception and they moved me straight away to a room on the fourth floor which was airy and very, very clean. The lift was out of order and likely to be for the whole of my stay (3 days) but arrangements were made for my luggage to be moved on arrival, moving and departure. Breakfast was help yourself to cereal and toast and then a wide choice of cooked food. Service in all areas was excellent. Thank you.

A great location for all the sights if staying for a short time. Our room was a single with a double bed! Bit tight to walk around the bed but we did have a sea view. Had a side window overlooking the sea front. Staff were good and helpful. Our room had a torn curtain and looked a bit worn out. Could not change room as hotel full. Car parking bit of a nightmare. Hotel car park £15 a night. But found a local one for £12.50 a night. Need to cost this in for a holiday. Recommend Regency Restaurant-great fish food and just a stroll away from hotel. Location of hotel was good. On sea front and only 10-15 mins from large shopping centre, Laines, Palace and Pier. Go for a larger room if offered-needed more room if staying longer than a weekend break.
