The linens smelled fresh & clean. The room had a small fridge, microwave, ironing board & iron and coffee maker which was more than I expected at the price. The furniture and carpet was worn but about what I expected at the price. The pool looked like a swamp. I believe it was a health hazard. The hot tub was empty & the Wi-Fi was off. There was a note at the front desk saying the hot-tub and Wi-Fi were down and they didn't expect it to be fixed. It got down to 60 degrees and there was no heat. The restaurant made a great chicken fried steak.

I was very dissatisfied with this hotel. When we checked into our room it was totally different then the pictures i saqw on your website. The hotel was old and run down. My room was dirty and the shower walls had mold on them. I would never stay on this hotel again nor would I recommend it to anyone.

The Hotel in Lincoln Ne. had no heat or A.C. and stunk of smoke.When you turned the air on it sucked in smoke from another room,making it stink so bad you could not stand it. We checked out and went to a different motel.The 9 high students I had with me were not happy with your motel. We will never stay here again!!!!

Rates were great , room was clean and comfortable, carpet could use some cleaning but otherwise room was good ,pool was cold and needed cleaning. Overall it was a good cheap place to stay!

It was about what you might expect for the money. Definitely could use a face lift and some paint and soe new carpet. Apparently heater broke on pool earlier in the week and pool was ice cold which sucked because they have big pool and commons area...wish it could have been enjoyed....Kids were disappointed Was there on big basketball tourney weekend ...Lots of kids could have enjoyed pool

This hotel was awful. It was filthy, smelly, no ac...completely enclosed with no windows for fresh air. Our room was 80 degrees and we could do nothing about it. The bathroom was disgusting with mildew in the tub. I was kept awake tile almost 3 in the morning by loud guests yelling, laughing, screaming, running through the halls. They make the picture look all pretty, but this is a total dump.

We stayed on a Saturday night, and there was a party in a conference room. There was a band that played to midnight, and it was LOUD. The wall by the hall is pretty much nothing but windows, and they did little to buffer the sound. It was a good room otherwise.

I would not recommend the Guesthouse Inn and Suites. Our hotel room was dirty we found grapes in the corner of our room and a plug in with no cover. There were times I went to shut our hotel room door to leave and it would not automatically lock had to open and close several times before it locked behind us. When we went to the pool area we made our kids leave after we sat down and paid attention to the tile, there was hair and dirt everywhere. Very unsanitary.

i really believe the beds were the original beds when hotel was built in the 60's. pillows couldn't be any thinner. carpet wore out & tv was 1960 model also.

This hotel may look like a decent place to stay but don't be fooled. We were placed in a room at the back of the hotel and it was awful. The ceiling was peeling due to water damage, the bathroom faucet leaked and and sheets smelled like they had spent a night next to a campfire. The carpet had multiple stains and rips and I was not comfortable walking on it barefoot. The thermostat only had one setting, "hot" which made for an uncomfortable night of sleep. The temps that night were in the 30's so the room got cold quickly when the fan was off but within minutes of turning it on I was sweating. Just a terrible hotel experience overall.

The pictures on your site do not show the old carpets, cracked ceilings or leaky tub faucet. I used to stay in this Motel regularly 30-40 years ago and it was THE place to be for family fun! Unfortunately, the place has not changed since then! There were claims of refurbishing, remodeling, but it was not so in our room, which was 80 degrees upon arrival. We had to open the door to the courtyard to cool down the room because the heating system won't allow for A/C once the chiller is turned off and the boiler turned on. Help was pleasant, breakfast was good, but the ice makers don't work so you have to go to the bar for ice. Oh and you get a complementary drink from the bar . . .

Front desk was friendly. Lock was broke upon entrance to building from outside. Carpet outside of room was extremely water stained. There was a room with bunk beds next to our room, which was very weird. And some ones kids ran up and down the hallway late into the night and early morning. Room smelled moldy and like stale smoke, suppose to be a non smoking room. TV remote had tape on it to keep it together and did not work very well. Carpet was absolutely disgusting, was actually afraid to walk on it barefoot. Parking lot was a wreck, full of potholes. The bar was very slow and it took a while to get service. Did receive free drink tickets and breakfast tickets. Did not stay for breakfast. When we left there was a bag of squished tomatoes in front of someones door. It was a dump!

A long-distance friend and I stayed here for three nights during one of our bi-annual outings. We knew going in that the hotel was old and had had some negative reviews. Neither one of us is all that skittish, however, and we were more concerned with the price of the room than the overall condition of the hotel. The common areas could use some updating - there were a few holes in the carpeting, and what looked like water stains on the wallpaper and paint in some areas. The exterior could also use a make-over. Our room, however, was clean with no stains on bedding or carpets. The fixtures were older, and I'm not sure that the thermostat actually kept the room to the set temperature, but we were never uncomfortable. The staff was very friendly, and though we did not take advantage of the breakfast and drink vouchers we were given, the restaurant always had a good number of people present. Overall, we had a good stay, and for the price of the room, were comfortable with the experience. A couple of items to consider: - The housekeeping staff came around before 9am each day we were there, so if you're not an early riser, or are hoping to sleep late for a vacation, be sure to put the "do not disturb" sign up! - I don't think anything would really happen to them, but I wouldn't recommend getting rooms or parking in the back of the hotel, as there are long-term rentals there, and the upkeep seems to be a little lower than the rest of the hotel. - The ceilings in the rooms are nice and high, but one in the bathroom was very low. My husband is 6'8" and would not have been able to stand up straight in the shower (and possibly not in the rest of the bathroom, either). I would bet the ceilings in there are no more than 6'6," so, if you or someone in your party is, this may be annoying. - The common areas seem to be a popular place for parties and receptions (there was a wedding reception and two kids' birthday parties while we were there). Although the condition of the hotel was less than ideal, it compares favorably to similarly priced hotels. The rooms are definitely in need of significant upgrade in condition (which should equate to cleanliness as well), but the room was essentially clean, although not as clean as I would have liked. The staff was friendly and helpful, but not always available. It appeared that staffing was minimized to save costs.

Everyone at the front desk was exceptionally nice, caring and helpful. The room was very clean and comfortable. The only thing I was a little weary about was the broken door when you tried to get into the side of the building, people could walk in it with or without a key card. But, overall I enjoyed the stay very much and would definitely come back!

This is a older hotel but the staff was very friendly.They have a very nice pool and other things for kids to do.If they would paint the walls inside this would really be a great hotel.The rooms were big and very clean.I liked the breakfast as it was from the resturant in the hotel itself and not just some cold cereal and toast like most.We will stop there again.

I was charged an additional amoung for possible "incidentals." The room had mold and the bedding was not clean. It was a great location to get to the university and a nearby Wal-Mart.

It was pretty awesome the inside was actually more beautiful than expected from the outside appearance, It was quite beautiful and very comfortable. The Internet was fast and it's internet connection was reliable. and the price was pretty awesome to match.

Overall, the stay was fine. A decent value for what we paid. Not impressive, but not a dump, either. The room was large, quiet, and adequately climate controlled. Not too hot or too cold. Cleanliness was fine. Coupons for free drinks in the lounge were a nice bonus. The pool was among the largest and deepest we've come across in a hotel. The drawbacks were the ice machine didn't work. The jacuzzi had no water in it. The free breakfast wasn't worth the wait. Would we stay there again. Maybe, but I'd still check what else would be available.

Although the staff at the hotel were great the condition of the hotel was extremely poor and dirty, except the room, it was clean but had holes in the walls and beds were well worn.

Our kids loved it here, nice big indoor pool, miniature golf, arcade, there is also a small lounge and restaurant located inside.Our room was a little warm as the ac wasn't keeping up, but wasn't unbearable. Asked for a fan, but they didn't have any left, assured us they would look into getting more. The hotel staff was very friendly. Extra towels for the pool, and the housekeeping was also very helpful with extras. The restaurant on the other hand had very rude staff, you can only use your breakfast tickets if you eat in, which was fine, but the waitress was very rude. Some of the other guest were joking with her and she was very unpleasant. We waited about 10 min without getting so much as asked for our drink order. I could understand if they were busy.Finally in the end we left our tickets on the table and walked out, went to McDonald's across the street. Yes we left a complaint card about the horrible service

Very dirty in common areas but generally clean in rooms. Common area air conditioning not running, so hot and humid outside rooms (pool area) and cold and humid inside room. Several rooms in ourter side of hotel were partly or completely empty with doors that had been damaged and open. No elevator to transport luggage (or handicapped folks) to/from 2nd floor. Hot breakfast small but okay.

The hotel is on hotel row, so there is nothing within walking distance. It is across the interstate from a mall, so that was nice when we got a ride. It's an older hotel with little ammenities. Rooms were not very clean. The carpet seemed to have gone years without a serious cleaning, left our socks brown after walking around on it for a couple of hours. Bed was okay for a nights sleep, but the air conditioning didn't seem to work right. The room felt muggy all night and it was better to just open the windows once the sun went down. If you're looking for something cheap and near shopping it's your place. But don't expect much more.

I love dealing with hotel.com,but this hotel wasnt all that great. It took them over 5 days to put my deposit back on to my debit card.

Nice swimming pool. Room was warm and had no control over thermostat. Free breakfast was a joke, one egg, one piece of toast and one sausage. My friend tried to get a room, but they told him they were booked when half hotel was empty.

The women at the desk were most helpful. They had me in an outside room which I had requested not to be but they were kind & found an inside room where I felt safe since I was by myself this time. They were both very nice. The breakfast was good. Maybe a little short on amount though. I was only about 3 or 4 miles from where I had to be so enjoyed the short trip back & forth.

The hotel was under a little bit of contruction during our stay but to say the least it coulda been worse. None of the ice machines worked and the "heated swimming pool" coulda been way more heated, but all in all it wasnt a bad stay for the 1 night we stayed there the bathrooms are barely big enuff to turn around in but the room was mainly comfortable for the price paid and would stay there again.

Great type of hotel with big area if you have kids where they can run around swim, putt putt, game room. and bar close by for adult cocktails while kids play.

Obviously this used to be a fine hotel, however it is in such disrepair, it shouldn't be open to visitors until upkeep is complete. The pool area is still fairly nice, that is the best part of the hotel. Our room had tape over the light switch--not sure if ok to use or not. Remote didn't work, tub drain broke off, curtains hanging off the rod. Just a very poor looking environment.

The major inconvenience was the shower not working. I'd already settled in late in the evening so didn't want to go through the trouble of having to change rooms. Ended up taking a bath. Because I booked through the site they weren't able to make any adjustments to what I paid. It was nice to get a drink coupon and breakfast coupon on check-in. There were a lot of kids, but there were also a lot of things for kids to do in the hotel. Despite all the activities available for them, they decided to run up and down the halls. I would recommend this place if you need somewhere relatively cheap for the night. Not a good place to hang out at.

The cashier wasnt at the desk and we had to wait for 10 minutes. There was a birthday party of some sort there were obvious miners were drinking and being loud. We called the front desk after our children were awakened by the loud party. There was screaming and knocking on our doors from the little brats. The pool had a brown color to it and there was hair all over one of our beds. There was also only one plug in that worked to charge our phone and computer. I will NEVER stay in this hotel again or let any of my friends or family. It was completely ridiculous how everything was handled.

I lost my cellphone in the hotel. The staff promise to post it to me when I call them back. I mentioned names of express delivery company like UPS, but I was told they just mailed it out with a simple envelope. 28 days past, I don't know where my cellphone is. What they are doing is just telling me keep waiting. I will update the number if I could......

The amenities at the hotel were fine. The price was reasonable. However, the neighborhood was not very pleasing (it is an industrial site). The faciity maintainence left a lot to be desired. The carpets were filthy and very worn, light fixtures were dirty, there was mold around the trim in the bathroom. A pane of glass had been borken and taped up with duct tape. Housekeeping was minimal.

The motel is older but and two of the three ice machines were broke down. The rooms were clean but the beds were older and not the most comfortable. Had a stiff back in the am. The pool and hot tub were very nice and clean. Not a bad place for the money.

If you're looking for a nice clean room/place to stay, Guesthouse Inn isn't the place for you.

Bedside lights did not work, bathroom light did not work, shower curtain wouldn't shut because a light fixture was in the way, black mold in bath tub. Guests were very loud during the night, until 4 am. People we screaming/drinking outside our door, we called the front desk and they said they'd "try" to get them to be quiet at 1 am, this went on 3 more hours. I would sleep in my car before staying at this property again.

Great for travelers who want to be away from noise and traffic. Rooms open upon an enclosed courthyard. Pool, hot tub and ice machine can be seen from your room, but not heard! Hotel has a restaurant and lounge just past the lobby. Again, enclosed within the building. This is fantastic for winter or inclement weather. Convention center available also. Microwave and refrigerator in room.

We arrived to a room with a ceiling tile missing in the bathroom, that clearly had been removed to access some pipes. Burned out light buld next to the bed. The bathroom appeared to have been "wiped down" and there were vacuum marks on the floor. The sheets felt/seemed clean, the blanket was highly questionable and the bedspread was iffy as well. The hotel is very old and very run down and not maintained. People appear to be living here as their "home" or perhaps they are staying on vouchers from the county. Turned out later that the whole carpet was wet/damp and by the time we got back later in the evening the room reeked of sewage. We did not place anyting on the floor the whole time we were there, wore our shoes and brought a blanket in from the car. Repulsive, disgusting almost went and slept in the car.
