Excellent location within close walking distance of Hyde Park, Paddington Rail Station, and Lancaster Gate Underground Station. Many convenience stores and restaurants close by. Our "refurbished" studio was small, as expected, but having a kitchenette in the room was really nice. Bathroom was extremely small, and the bathroom sink was nearly unusable. The staff is mysteriously protective of their WiFi. They have at least three networks active in the building, but they only give the password to one, and it is only reliable in the lounge next to the lobby.

This hotel is conveniently located to Hyde Park and the Underground. The service at the front desk was helpful and friendly. The room was a little outdated, but for the price it was pretty big, bathroom was modern, and the kitchenette was extremely convenient. The kitchenette included a sink, microwave, stovetop, and basic cookware and dining service. The only thing lacking was the complimentary toiletries. The little packets of shampoo were impossible to open and the maid did not replace them daily. I would stay here again.

We thought this hotel was perfectly adequate given the relatively low price for London. Also, having a kitchen enabled us to save on meal costs. The floors are very creaky so a fair amount of noise from the room above but quiet otherwise, well maintained albeit a very old building.

This was a terrible hotle, i could smell suage in my room! The staff where rude, the room looked like it had not been redecirated since the war. Not impressed

Excellent location as it was walking distance to both Hyde Park and Paddington Station. Pretty neighborhood with lots of restaurants nearby. Staff was friendly and helpful --balanced the age and not very clean condition (mostly old and threadbare) of the building. Floors a bit noisy with worn carpets, but we knew this from previous reviews. Thanks previous guest reviewers. This hotel was really good compared to the others that i have seen at this Bayswater/Paddington -area. The room was huge and clean, price was cheap, location was like 2minutes from Lancaster gate tube-station. Only problem was that the kitchen window was broken and not possible to shut completely. Fortunately it was quite warm time and it didn't matter. I can definitely recommend this hotel, especially knowing the "normal standards" of the rooms on this area.

We chose this hotel because our "room" would actually be a small flat with a kitchen, allowing us to cook for ourselves while we were in London in order to save some money. The price was similar to the hotel rooms we were looking at, and it's in a really convenient location. It's just a couple minutes walk from the Lancaster Gate underground station, as well as Hyde Park. The area seemed pretty safe though we didn't venture out at night too often just because we were tired. The room wasn't in the best condition ever (knicks in the walls, etc.), but it was more than adequate. Our bathroom smelled a little because for some reason they had a fabric shower curtain instead of a plastic one, so when you showered it would get soaking wet, making it smell. The hotel staff was pleasant enough, though we didn't have any issues that led us to talk to them other than at check-in and check-out. There's free wi-fi in the hotel lobby on the ground floor, though we could get a bit of signal in our first floor room and use it there sometimes. The bed's were a little firm for our tastes, but we slept fine anyway. Our kitchen included a two-burner, electric stovetop and a small refrigerator, and as far as supplies, we had a few pots and pans, a cheese grater, a large mixing/serving bowl, an electric kettle, a collander, four kitchen knives, and three each of big plates, small plates, cups and saucers, forks, knives, spoons, glasses, and wine glasses. We only had two bowls because that was all that would fit on the shelf with the other dishes. There was also dish soap in the room and a dish towel. (We were also given a dish sponge on our last day there but not before that for some reason.) The area was quiet enough at night, so we didn't have any issues with anything interrupting our sleep. Even though the hotel itself is clearly a little older and not in perfect condition, we enjoyed our stay and would definitely consider staying there again.

We stayed from 21/2 till 23/2-2012 at the Royal Court Apartments. The maintenance of the hotel is reasonable. Our room was on the 5th floor, just under the roof and was clean, quiet, quite big with large windows and very good beds. A free continental breakfast was offered in the hotel on the opposite of the street. This hotel is very convenient just above Hyde park with very good connections (Lancaster gate = subway/tube station in 2 minutes walk) with a very good price/quality ratio. Recommended as being a middle class, reasonable priced, very suitable for a London trip!

Decent hotel near Paddington station if you need a short term stay in London and flying in from Heathrow. Rooms were clean and had everything needed. Internet is only available in the lobby is probaby the only drawnback.

Convenient location combined with a good management. The room is clean but not sunny.The kitchen is well equipped.

Room was very nice and big. Kitchenette with everything needed! Bathroom very nice. Girlfriend couldn't find a hairdryer, but that's not that big of a problem. Hotel close enough to walk to Oxford St., so we didn't have to ride a bus at all. Nice and cosy!

Wonderful location, close to Lancaster Gate underground and within walking distance to Paddington Station. The staff was very friendly. It was nice to have a microwave in a hotel room in London as was convient for breakfast and for evening meals on cold dark days.

If you're looking to stay in a clean, comfortable hotel on the cheap, this is the place. Very close to 2 tube stations, convenience stores and restaurants. My only complaint is that it needs some remodeling...it's by no means dilapidated or in bad shape but does need to be improved somewhat. Having the kitchenett was fantastic, just don't buy anything that requires an oven, they only have a stovetop and microwave.. and it would be preferable if wi-fi was available in the rooms and not just in the lobby and there needs to be more selection on the televisions. In my opinion, these are only minor issues...friendly helpful staff and it's kept immaculately clean...I would definitely stay here again and again...

This hotel is close to Paddington Station and the Lancaster Gate tube stop, which is why we booked it. It is also very close to Kensington Gardens. The room was tiny but clean, it had a toaster, minifridge and electric kettle and tea and coffee supplies as well as a tray with dishes, cups, silverware for two and a dishtowel and soap to wash them. Fine for a night or two if you dont plan to spend much time in your room.

Very value for our money. Easy to find and Excelleant location. Very,. very good kind and accomodating staff. Our room was cleaned everyday, fresh towels and sheets. The kitchenette was more than adequate. Yes defenitely we would go back. We stayed seven days and we retyrn back. Walking distance to two underground staions.

Wife and I were in London for the night and it was the nicest reviewed hotel in our budget. Walking distance to Paddington which was helpful. Friendly staff, easily found. We were upgraded to a 1 bedroom apartment from our double reservation but were given two single beds instead of the double. Too tired to ask to be downgraded again though. Mattresses were a little soft and needed more pillows, but again too tired to ask for them so its not the hotels fault for the latter. Able to leave our suitcases in their locked luggage room which was REALLY helpful as we arrived WAY too early.

When I arrived I was informed that I was upgraded from a single to a One Bedroom which was a double upgrade. I had a living room with kitchen and nice bath and bedroom. The bath was nice but awkward to get in and out of tub. Nice decor and big windows. It is on the Central Line ( red line) and easy to get to places. Big Bus and Original Tour bus pick up about a block away... Lancaster Gate stop. Front desk staff was nice. Kitchen was nice with plates cups etc and nice furnishings...wish I had been staying longer than one night. Bed was "ok" but not great. But overall liked the hotel and experience in general. I took Eurostar and it was about a 25 minute commute including transfer of "tube" lines.

Very close to Lancaster Gate Tube, and not far from Bayswater which is always a nice place for a little walk.. The hotel was ok, old and a bit dirty, the floor was veeeery crooked/bent in my room. But the price was ok, but not more than ok..

The room was basic but adequate for the price. It was handy to have a small kitchen area. When I booked in they charged me again for the room even though I had already paid but within minutes they realised their mistake and refunded me. Reception staff were very pleasant. Best thing about it is the area which is nice and convenient and near to Paddington Station. There are plenty of bars and shops nearby.

The staff were very helpful, especially on arrival. The surprisingly large room could do with some TLC, but even so was great, as it had a separate lounge/dining area and small kitchen. The hotel is placed in a good area, easy walking to Paddington Station, shops, Hyde Park and much more. Would recommend this hotel.

First, the good parts. The apartment was, in fact, a real one bedroom apartment. By European standards, quite spacious, especially for the price. And, they had WiFi in the lounge. But, the place is quite tired and run down. The floors in the halls were uneven and the carpeting and lighting were well past its prime. Furniture in the apartment make Ikea look expensive. Windows were difficult to operate. Verdict - spacious, clean and cheap, and looks the part.

This was our first stop on a 2 week trip through Europe. We got a refurbished room so it was nice, the bathroom was surprising well sized for British standards, the kitchenette was nice, we were able to make tea and coffee and use the mini fridge for some food. The location was great, very close to Paddington station for the train and tube. The staff was nice and professional, I do recommend this place for 1-2 nights.

This budget hotel is located just a block from Hyde Park and Paddington Station and near many bus routes. The rooms are very clean, the beds very confortable. The bathrooms have huge bathtubs in them. The staff is very polite and friendly. There are many reasonable restaurants and pubs in the area.If you like walking Hyde park is only a block away and there are wonderful mews nearby to explore. WIFI works great in the lounge downstairs and there is a very nice clientel.

Good location. Easy walk from Paddington Station - just two blocks. Close to Hyde Pack and all of the attractions. Room was a good size with kitchen facilities. Bathroom OK. Decor a little too dark and room temperature was hot with no fans to cool things down - but we were in a heat wave!

It is just couple hocks from Paddington Station and Underground. Good neighborhood, good shopping in Station. Good pub near by. They need to improve their Wi-Fi

Price was right. WiFi in the lobby only so a bit inconvienient. I would stay again and recommend. But I would advise on what to expect. Found that some of the staff were not very helpful and sometimes rude. But if you can ignore that, the stay was a pleasant one. Location is O.K. but far from resaturants and stores.

The location of this hotel is ideal to explore London. Located in Paddington close to two underground stations and buses. The rooms are clean, tidy and a good size. We had a back room which had been renovated and quiet, The staff were very friendly and extremely helpful. Paddington is a short walk and has plenty of eateries and hotels, The neighbourhood is quiet. Overall a good hotel in a good location.

The Hotel staff was extremely friendly and helpful. The room was really clean and well taken care of. The only down side is that if you are on the top floor, you will not be able to access the wi-fi signal.

This is the second time we have stayed there. The location is great but the room we got this time was hot and run down. The night staff was nasty and acted like we were a huge inconvienence for them by entering the lobby, let a lone asking for an iron and a late check out. The late check out was not granted and we had to answer several questions before he would let us use and iron! The location is fantastic but we are not sure if we will ever stay there again.

Stayed for 6 nights and the hotel was great. We got a refurbished room (which you have to pay a little extra for) but our friends didn't and their room was just as nice. Loved having the kitchenette to store food and drinks in the fridge. The beds were comfortable and room was clean. Location was great! Right by Hyde Park and the Lancaster Gate tube. Neighborhood was nice.

We checked into the hotel and found the room as described by other reviewers - the floors tilted a bit, the rug was quite worn (but clean) and the beds were lumpy. This we were expecting. What we were NOT expecting was for someone from housekeeping to open the door (we heard the lock turning) at the same time saying "May I come in?" while we both (unclothed) yelled "NO", while the door further opened, again our yelling "DON"T COME IN" and the housekeeper opening the door a foot to place a glass inside the room, that belonged in the bathroom. After our third shout of "DON'T OPEN THE DOOR" she finally closed and locked it. Our mood was ruined. I complained to the desk clerk and was told it would be referred to management. They knew we were leaving the following morning, and NOTHING was heard from their management about something that essentially ruined our stay.

The building, location and website all suggest that the Royal court will be a pleasant stay. But from the Halitosis welcome to the first sight of the (supposedly) recently refurbished room! the Royal Court is a let down and a huge disappointment. Certainly it was not good value for money. The staff were friendly though, but let down but the gang of friends hanging around in the reception talking with the receptionist, who checked me in while holding a heated conversation with his pals!

We were fortunate to get a refurbished 1 bedroom apartment. We were surprised it had a cot in the living room which we did not request. Upon asking the next day, we were told we would be charged if we used it. We thought that was odd and sort of sneaky. Place a cot in the room, no information about it, and see charges upon check out. We asked that it be taken out so no issues will result. Originally booked 3 nights but ended up buying a 4th night direct from the hotel. The room was clean and satisfactory, with amenities and kitchen needs complete. Location would be the main draw for this establishment and of course,pricing. It was not cheap but we thought it was fair.

a great location. a little bit old but for the price it was worth it. 2 downfalls- the water pressure in the shower was v-e-r-y low and we did not get wifi conection in our room. They claimed that levels 1 and 2 had WiFi, we were on the 3rd floor. Otherise- all wass good. room was pretty big.

great location in the bayswater area, reasonable price. if you book here, be sure to ask if there is a kitchenette - in our room there wasn't, so were were offered breakfast in their other building. The room had a fridge, coffee/ tea and toaster, large wardrobe, but there was no space to put suitcases, and hardly enough room to walk around. We stayed only one night so it was not a big issue for us.

Staffs are friendly and show a good attitude. Apartment was quaint and suitable for young couple with toddler.

Great location less than 5 minute walk to tube station, Very helpful and pleasant staff and the room was brilliant spacious twin bedroom nice full size bathroom and fabulous kitchen/ diner complete with sofa and television. There was also a spare fold up bed. Great value for money will definitely stay there again and recommend to all my friends

Staff were very helpful. Hotel has free net. We were given a bigger appartment than originally reserved. Very good location near Hyde Park, Underground stations, and Queensway Shops. Kitchen well equiped, and they brought more stuff that we have asked for. But some detailed bits are annoying unfortunately. Such as the slow drainage of lavatory in one toilet, and the bending of the other toilet shower hose. The floors are old wooden rafts which produce noise. Elevators were bit slow, one has shaking movement.

Dirty, Disgusting, Totally Worn Out, Hot Like A Sauna (even with windows open), Noisy. Other parts of the hotel may have been renovated, but you are sure to be placed in the non-renovated if you pre-book/pre-pay.

This is a very reasonably priced hotel excellently located near Paddington Station and ideal for a short stay following a long flight to Heathrow - which is what I did. It is clean and near pubs, but the lack of air conditioning is a real issue in weather like London is experiencing now. I might stay again if I come in cooler weather. No breakfast.

This was a second half of our stay in London. We had to change rooms since we were in Stratford for two nights. This room was in the front of the hotel facing Gloucester Terrace. I rated the cleanliness a little lower because there seems to be a sticky spot on the carpet infront of the dresser in room 116. The internet connection although not guaranteed had a better connection in this room. The bathroom was still nicely tiled, small sink, and a capsule like shower, which was fine for us, but I don't think a very wide or big person can fit comfortably into that shower. The light switch placement was a little weird for the bathroom but it was nice renovated room.
