The floors were lumpy and the carpet was beyond nasty. With that said, the location and suite size were great. The beds were also great and clean.

I was very excited to stay at this hotel but upon arrival soon began to wish I had selected a different hotel. My check in process was fine and I got my key and headed to my room. I found the sidewalks have covered with mud and debris and hard to keep my suite case out of the dirt. As I pasted the doorways I notice all the doors where rusted and in need of paint and repair. My room itself was spacious. The bed was extremely comfortable. The toilet however would run all the time I was in the room so in the middle of the night I was awaken several times because of it. I little maintenance is needed. My only regret is that I am returning to Kansas next week and I have already booked this same hotel. I sure wont do it again.

too much highway noise

Our suite was adequate and served the purpose at a good rate. There are no frills here, it's an older hotel with older basic furnishings. We had a problem with the booking of a King Suite which was our sole reason for choosing this hotel. The Hotels.com site indicated I was purchasing a king suite but this information was not communicated with the hotel who had no record of it. We arrived to a queen suite with no king suite available for two days into our trip. Then we had to pack up and move.

everything is good until you go to bed on an old soft mattress.

Though we had a not-so-great trip - the service and quality of room for the money were very good. The front desk manager, Anton, was so helpful an very nice. We had to change our reservation and needed assistance with some other things, and he was more than helpful.

Felt like home away from home

My mom, sister-in-law and I stayed here one night. The rates were reasonable when using a discount site to reserve the room. Our studio room had a broken sofa bed. We called the front desk and were immediately upgraded to a two room suite. It was really nice. The area is safe, as it is in Overland Park. The breakfast was decent, but could use a little work on healthier options. Overall, I would stay there again.

I thought it was absolutely amazing! Very enjoyable and comfortable!

Very nice & clean. No problems. Would stay again. Only thing we planned on breakfast but they didn't start serving until 8 on weekends and we wanted to be at the event we were attending by that time.

Just another night in a motel. Nothing great, nothing bad.

Stayed here in a studio suite with our family of 5. Good room, but it had snowed the day before and the sidewalks and parking lot didn't have enough salt laid down. The breakfast was disgusting though. The nice thing is that the room had a nice full kitchen, so if you stay longer than a night, you can get groceries and cook yourself.

This is the fourth time I have stayed at the Chase Suites in Overland Park, KS and I am always pleasantly surprised at how affordable it is! They have great suites that are large, clean and include everything we need for a weekend. The staff is great and very accommodating!

Overall it was very good. The one thing I saw was the concrete steps were in rough shape, at least in building 5.

My usual hotel in KC was booked, so I tried here. Overall a nice place to stay and everyone was very accommodating, except the person who was serving the breakfast was cleaning up and removing the breakfast items while some of us were in the middle of or just starting to eat. It looked like she was having a bad day for some reason. There was a Manager's reception similar to others, but the food was marginal (just like the breakfast), and there was a charge for refills, which was somewhat cheesy in my opinion. There was also some trash on my deck that was not picked up from the last person who was there. I will only stay here again if I can't get into my usual hotel.

I was very impressed with the 2 bedroom suite. It was very comfortable and roomy even with 4 small children. Staff was VERY friendly and helpful. I will certainly stay there again.

The only thing I have a complaint about is the fact that the wallpaper was coming off in the washroom, the washroom sink was coming apart and the dirt above the kitchen cupboards. Otherwise, it was a delightful place to get stuck, and well worth the price. I was told before I booked the hotel that the hotel was in the midst of rennovations so I'm sure they are aware of the issues and that once the renovations are complete, they will be better than the competition in the direct area. If you are stuck to sit out a snow storm, the Suites people were very helpful, friendly, and the snow removal was quickly taken care of. The only drawback is the amount of parking.

We loved the room. Very spacious. The fireplace requires wood which you can get from a nearby Wal-Mart or Home Depot. Kitchenette has full size stove, refrigerator and dishwasher. Coffee and water in the lobby is great. The fitness center is located off-site. Beautiful grounds with pool in the middle. Well maintained. The pull out sofa is not comfortable. The frame was broken and we had to pull the mattress off and sleep on the floor. It was ok but disappointing. The person at the front desk said ' thank you for letting us know, we never know its broke until someone reports it to us". My question is why didn't the maid or cleaning staff report the broken frame? No discount or compensation offered. Despite this we will be back. Overall we would give it a 4 stars out of 5.

I loved my stay.

Room was very nice. Staff was courteous, and checkin/checkout was smooth and easy.

This is an Marriott property, Residence Inn. It needs some paint and general maintenance. Room was clean and everything worked as it should. They have full kitchens, but there is no ice! Staff was friendly, and there is a full service gym a few blocks away you can use for no charge. The breakfast was ok, eggs and terrible sausage, cereal and some fruit. I would have liked a little healthier selection. I would stay here again, for the money it's a good deal in KC.

Stay was very nice. I was concerned with the noise level, being so close to the freeway but it turned out to be minimal.There are no ashtrays...anywhere. There was a large pile of cigarette butts on the patio of my hotel room that housekeeping did not clean but given the ashtray situation, what other option was there for the previous folks.

Good place to stay. Hotel needs some updates and work but clean and roomy. Staff was very nice and I enjoyed my stay. Would stay there again.

It was one night nice

Very nice place. Could use a little work, but nothing major. Kinda tricky to find in industrial section. There's a McDonald's, Panera, & 7- Eleven close by. Will stay again.

The property is older, but fairly well maintained. I stayed in the 2 bedroom suite for $55, so I ended up with am incredible rate. However, I'm a woman who was traveling alone. I checked in after dark. I was scared. The property is not well lit. It resembles a small apartment complex, so there are multiple buildings to walk between to get to your room. I definitely felt unsafe. I had to call a friend over to help me walk from my car to my room.

I had a great suite at an incredible price and got an upgrade because they didn't have any smaller rooms left. This was incredibly comfortable. If I had the opportunity to stay longer and utilize the Kitchen I would have.

I liked staying there and if I have to go back that is where I Would stay

The location is near everything you need and it is a very cozy stay. I would recommend this to anyone

Our stay was very nice! Rooms were clean and the bed was very comfortable. I was disappointed over a double size bed. We stay at Chase Suites several times a year.

We loved the spacious suite with the comfortable king size beds. It was very clean and welcoming. Staff was helpful and friendly. On another note, the hotel was older and does need some updating. The only real negative was the hot water would run out quickly and we had to space out our showers.

The front desk clerk was the primary problem here. She first gave us a room without programming the keys, so we had to trek back through the cold to fix it. Then it was the wrong room. She was somewhat rude about the fact that it was not her problem that Expedia had booked the wrong room type for us--even though we booked through hotels.com. She was going to make us pay to upgrade until she showed us the paperwork they sent--which was someone elses! Then we got it straightened out but our room was definitely not as nice as the first. And it was loud as it was right next to the front desk and apparently the employees like to yell during their smoke breaks.

Been here on several occasions and it has been maintained... Pretty much what you'd expect from a 3star hotel/motel...maybe almost a 3.5

In all of our years traveling south for the winter, we have not stayed in anything nicer for the money. We didn't expect a full suite. Wonderful bed, hot shower, breakfast. Super clean. A+

Overall, the stay at this hotel was satisfactory. There were some things that were a problem for a winter stay. There was a snowstorm the day before I arrived, and the outside stairway to the upper unit entrance had snow & ice which had not been removed. There was a large patch of ice in front of my door. I had to request that this be cleaned and salt applied. In addition, the last morning I was there, the upstairs water lines were frozen. This can happen anywhere that weather is unusually severe, so I don't really fault the hotel. The real complaint was finding mouse droppings under the toaster in the cupboard when I went to use the toaster. I opted not to use it. This told me that cleaning was not as thorough as it could have been. The rooms had great space. Was nice for a family.

Wonderful! Will stay again.
