A nice hotel, lovely spa and clean rooms. The bed was really comfy, and the decor very tasteful. Overall, a good experience.

The Lansdowne Place Hotel and Spa hides its luxury behind a modest facade. There are hints of opulence in the purple velvet reception area, but the most impressive aspects are the spa, the rooms and the restaurant. I was upgraded to a King Size room and it certainly lived up to the moniker. It was huge, with tasteful decor and well furnished. Internet connectivity wasn't great though. The restaurant is reasonably priced with sumptuous food and attentive service. Recommended.

i have stayed at the lansdowne several times. mostly because the price has been the lowest one on offer. it is 3*, no biscuits, no tissues and no fridge or mini bar. bathrooms have no place for toiletries, etc. but location is great and the staff are great. if you can park in their car park, try to, as the beach parking is now £20 per day!!! (from £9.00 per day)

Every thing you would exspect from a four star hotel but more friendly.A realy good weekend

I stayed in one of the small double rooms at the back of the hotel on the 3rd floor. The rooms were positioned very close together and the noise level was significant. So was the volume of the bottle breaking in the early hours in the courtyard below. My room, unfortunately, suffered from damp: the peeling walls proved almost as unsightly as the room's odour was unappealing. The positioning of the mirror - by the door away from any natural light - was ill considered. Near the dressing table by the window would have been better. As such, drying hair or applying makeup while sitting at the dressing table wasn't an option. The telephone in my room didn't work so had to go down to reception to order room service. The bathroom wasn't very clean and the bath and shower fittings were encased in limescale. There was also no towel rack over the bath or hook on the bathroom door to hang dry towels while showering or wet towels to dry after. On a plus side, the bedding was clean and fresh and the bed comfortable. I found the staff professional and helpful and the service at reception, room service and in the dining room for breakfast- impeccable. Breakfast was delicious - lots of choice and produce was clearly of high quality and well prepared. It's a shame the maintenance of the hotel doesn't mirror or support the standard of service it's staff works hard to deliver. Unfortunately overall the price paid didn't prove value for money. Could not fault this hotel in any way. Possibly the most comfortable hotel bed I have ever slept in and also a fantastic fresh breakfast. We will return, many thanks

The staff are wonderful. Very good location for shops and beach both a walk away. Spa was lovely and very cosy. Our room was cold but hotel did provided a small heater. Which worked for a while. Just bring extra layers.

Arrived at the hotel, the outside is beautiful, however it stops at the front door. Unwelcoming staff, go through the motions of doing their job, inside the hotel reception area in great need of updating, carpets torn in places and covered with tape. Room was a decent size however, the radiator not big enough for the tall ceilings - so very cold, and only came on for afew hours. Very sparse tea/coffee making facilities, and a quilt that does not cover the bed, with tears in the linen. Breakfast in the morning was not greeted with a smile but a "sit where you want and help yourself", I don't expect alot but a smile and a goodmoring goes a long way. Breakfast - full english if required was disappointing - cold and tasteless. This hotel could of been perfect had it sorted out the most basic of details - as it is we will not go back - but choose another hotel at Brighton - of which there are plenty.

On arrival, we were informed that the car park was full and that we needed to find somewhere to park on the street (and pay for). No apologies given. Not a great start. Our room was ok - clean enough - but (a) you could hear everything around you (heavy footsteps upstairs, the tv in the rooms next door); (b) the tv was so small that you couldn't really see it from the bed; (c) there was no soap in the bathroom; and (d) no bathrobes, or additional towels (just one each). Breakfast was basic - toast, English breakfast (but nothing special) or tinned fruit salad. All in all, it wasn't bad but, for the price, there are no small luxuries that make a hotel stay memorable. A good base for seeing Brighton/Hove but you could probably get the same for much cheaper.

Very disappointed, checked in and was told bar would be open at 6.30pm so went into town for a walk, came back to be told bar not opening that evening so i couldn't get a bar snack. Asked if i could go in main restaurant but the man on reception said no tables until 9pm even though the restaurant was empty. Ended up walking back into town to eat.

Fantastic hotel. Excellent service. Clean and well kept rooms. Highly reccomended. Just off the main road so some sea views. Great quiet location. Parking under the hotel. Would definitely visit again and try out the spa!

The hotle staff were most helpful - i received a free upgarde as there was an issue with my key card on arrival. Room I had was spacious and nicely decorated. Great breakfast in the morning and free wi-fi was a bonus. Would reccomend and will stay here again for the price I paid it was excellent value

Great place if you just need a bed to lay your head for the night after being out in Brighton.

Had a good time the only bad thing was having to ask 3 times for the cot that we requested on booking the hotel to be bought to our room.

This was my third stay at the hotel with the rooms never being upto the same standard as my first stay. For instance there was no chain on the plug so I couldn't pull the plug out and the kettle wouldn't boil unless I kept the switch held down. The internet does not like apple products still. The hotel has a lot of promise but it is the little things that let it down. I am not sure if I would stay here again.

We got fooled by the good appearance on the website. This is not a 4 star hotel - it is a tired Regency building in need of more than cosmetic redecoration. I suspect it will only improve with a change of management. Overpriced and shabby with young and inexperienced staff who tried their best. Lack of facilities in cramped room and we ended up going out for breakfast. Positive thought - good location - shame about the expensive on street parking!! As for charging for the spa? Stay elsewhere is our recommendation - we would not return.

I got a good deal on the hotel so I couldn't be too disappointed with the size of the room but I booked a double and it was really a single with a double bed in it, a word of warning there if your planning on taking your partner just check the size of the room first, also my room wasn't cleaned on the first night for some reason but was ok after that Apart from the above the hotel is modern with great decor and the staff are very good, I'm sure if my room had a been bigger then I would be giving this a four star rating so definitely one to look for if staying in Brighton

I like this hotel, although I was a little disappointed this time with my room as there was no towels in my room and the hot water took an age to come through. THere is a problems with the wifi connection if you have a mac as it doesn't seem to work! Parking may be a problem for some with this being on street with payment via a meter. The hotel is a classy place with charm and I will stay here again and hope that improvements have been made.

Hotel was very well presented, lovely surroundings. it was only a ten minute walk to brighton pier, which was pleasing for me and my partner. The only thing that was dissapointing is that i paid for a queen bedroom and it was just two single beds put together!

Overall cleanliness below standards, specifically booked a queen room - got 2 single beds pushed together! Definitely did not feel like a 4* hotel

Really enjoyed my stay and will stay again next month

Stayed one night after watching cricket at nearby Sussex cricket club. Comfortable stay and overall standard of cleanliness, service and breakfast was fine. Only downside is lack of parking but meter parking (free after 6pm) on seafront was available.

This hotel has had a resent update so the common area are quite trendy. The room was very spacious and clean but bathroom pretty poor. The bar wasn't open late as they said it would be on the website and the TV only had radio stations? Very good breakfast though.

The staff hotel was very nice and friendly the hotel must have been a fanstastic hotel 20 years ago.....but it does show the signs of time the bathroom in our bedroom had a massive leak running from the towel rail onto the floor However the rooms are spacious and very clean the only other thing is that they have very small TVs and I couldn't see it properly from the bed! breaskfast was delicious!

Probably a wonderful place in it's heyday, but sadly this is long gone... Staff (that were there) tried to help but this hotel needs a lot of attention. The bar was closed in the evening (this was a Thursday before a bank holiday weekend) and there weren't many staff on the premises. All teh above was fine for me and my wife, but I'm sure others wouldn't have be as understanding.

really enjoyed our stay, the staff were really helpful and it was nice to be in an older building, full of character.

Ten minute walk to Brighton Pier. Lovely little hotel with friendly staff.

when we arrived we was given a card for our room when we got to the door it didnt take a card it was a key when settled in our room it was a double bed not a queen which we booked but when we went back to say the young man did give us a king size very nice room.the only thing wrong was who ever puts the towels in the room should check them as i had someone hair on the towel and the top shelf in wardrobe the cleaner should clean as i pulled the spare pillows down and a used packet nearly fell on my head which was not nice. other than them small thing its fine

The hotel is in a great location and is a fine old building with the biggest Chesterfield sofas you could imagine. Brighton is a great place so the location is important. The downside is the service is uninspired and slow, the car park needs to be booked in advance as it gets full, the carpet in the foyers is stained and warn and it needed redecorating. This could have been bohemian ambiance if they had live music in the bar and a buzzy restaurant but it was completely empty on a Saturday night. One final thing to beware of is the fitness suite is only available if the Spa is open which is not early enough to workout before breakfast. All could be fixed to make it a wonderful hotel but it is not as good as other hotels for the timebeing.

This hotel has a lovely and luxurious bar, the staff are friendly and welcoming and the location is close to some of the best cafes and pubs in Brighton. Some of the rooms have views of the seafront and the building is well maintained. Some of the details of the room we stayed in required a bit of attention e.g. the mirror was placed on the floor and had not been hung back on the wall, the drawer of the dresser was slightly loose but these details did not detract from a very pleasant experience

After we checked, through the other complaining guests, not a good start! We found our room to be a twin, not a queen as we had booked! We went straight back to the desk and asked to change to a room for which we had paid. After some chat from the front desk we were told to wait for half an hour to see what they could do/ if they could do it! Eventually we got another room, our bags were transfered whilst we went out and we were given complementary drinks. Our new room was excellent, with the correct bed! Very comfortable stay indeed!

Hotel did not state where the parking was so we called on route and it is an underground car park to the side of the building FYI. The staff were friendly and very helpful in telling us routes and places to go, I could not fault them at all. The room was spotless and the bed was so comfy I had a fantastic nights sleep. When we stayed it was snowing however the room was always a perfect temperature. The only negatives were the small things that you would expect from a 4* hotel for example there was no pen and paper to write messages and only suplied shampoo but no shower gel. The only other negative thing was that the spyhole on the door was too high, i'm 5'6 and needed to go on tip toe to look through! I would recommend staying here and was well worth the rate.

the room as very nice but its a shame the bath havnt been clean since last customer there was present of long public hair and on your website it says internet wireless but its only in the loby and if you want to use it in your room you need to pay an extra £5 .and the window open just a hand gap i wonder how 2 peple can sleep in summer when there is no air condition in the room.

Very average hotel, lovely location. Rooms were large, smelt a bit damp but clean. Service good. Very quiet hotel. Had a meal in the restaurant which was nice food

The reception is very impressive, with stylish decor and big revolving doors. The staff were pretty unfriendly, and not really in a hurry to check us in. Then they told us they didn't have the Twin room we had booked (they had us booked into a Queen room, despite my booking confirmation clearly stating Twin). They offered us an upgrade to a King size room and threw breakfast in to apologise, which we accepted, mostly because it was too late in the day to go hunting round other hotels. They weren't especially apologetic but we appreciated the upgrade and free breakfast. The room was beautiful, huge and the bed was plenty big enough for 2 friends to share comfortably!!! We also had a lovely sea view. We got a really good rate online so we couldn't complain really :) The breakfast was okay, but we got there about halfway through service and lots of things had run out - they weren't very quick to replace foods that had all gone. Not sure I'd have been happy to pay for it. The spa was lovely, very relaxing, and their staff were great. We had a spa treatment each and would recommend it. I had a treatment booked for 12.30pm on the day of our check-out, and I thought it was a bit mean that reception wouldn't let us keep the room half an hour after check out time (at noon), so we had to wait in the bar for my appointment.

We really enjoyed our stay here. Rec. room 309! The room was incredible!!!!. It was hard to get me out of it. The downstairs was tastefully decorated, very classy. The halls and elevator were a bit worn, but who really cares about that anyways. Overall, really like the hotel and would definitly stay there again! Also, spa was very reasonably priced and very nice service!

room very small got to hot. the selection of teas and coffee very pore not everyone like earl grey.

We stayed for one night only and didn't see a great deal but here are the things we liked: - The bar (if a little pricey) - Nice looking hotel with good decor - Beautiful chandelier in the foyer - The bed - very comfy - The shower Here are the things we didn't like: - The distance to town - it is a long walk...but cabs are pretty reasonable - Distinct lack of parking...but that's just Brighton - We found a good multi storey car park about half a mile away at Norton Road - Only 6 channels on the TV - Tolietries and no hair dryer

The Park Inn is really good value for money. It's about a 10 minute walk from the heart of things in Brighton and a block from the seaside. I imagine it's worth the little walk in terms of price. We stayed 2 nights and our first room was small (we booked late during the busy summer season) and the second was very spacious. Both rooms had great bathrooms (being American I am very fussy about such things.) The staff was very helpful. The first morning we had breakfast there -which was pretty ordinary and way too expensive since we didn't get it included with our room. I would stay there again.

Above average in claenliness and bed, that was comfortable but bath was a bit knackered: Showerwall was leaking when showering, paperroll-holder came of the wall and the tap didnt sit tight to the zink. Friendly staff.

I stayed for 2 days and I can only say good things about the hotel. It is clean, the staff are friendly, the location is awesome.
