This is a basic facility with basic quality and service but an excellent location. I was generally pleased. However, the innkeeper did not e-mail or send me an itemized receipt as I requested, so get yours when you leave.

We ended up leaving the room key on the "front desk" and just forfeiting the $90 after seeing the very small room with stained walls, stall shower, noisy hallways and ill-fitting doors. I've stayed in better accommodations in "third-world" countries. If its the only room left in town, stay in a different town! It's too bad because it is a good location.

very small room. broken blinds. broken TV remote. tiny, tattered towels. tiny shower. good location. no parking. reminded me of my old college dorm room only smaller and more cramped. good for a couple of days. price was good.

We velt like we were in a shoe box. TV was great tho! You Can walk to all special attractions.

We were only in town for a night and booked this place because it is only a block from the ocean. The closeness to the ocean was about the only exciting part though. There was no one there when we checked in and after about 5-6 phone calls I got someone, after we had gone to walk around. The room was clean, but literally was a bed with enough room to just walk around it. But it is close enough to walk all around town, great place for a short visit.

Not the best hotel ever, a bit run down and in serious need of updating, but for a cheap place to stay it's survivable and close to the beach. Be aware that if you need to arrive late you are somewhat on your own (try not to wake up the owner, he's a bit grouchy). I arrived late (around 11PM) and only found out how to get to my room because another family that arrived just before me had already woken the innkeeper. Keys were in a mailbox with hand-written instructions on how to find the room. I got a room with a king bed, and that's pretty much all there was room for. The bed took up the majority of the floor space but there was a chair (in an alcove that doubled as a closet) and a bureau so that was fine for my one-night stay. I only needed a bed to sleep in and a shower in the morning. Overall it was a decent place to stay if all you're looking for is a place to crash near the beach. If you want service (of any kind) go elsewhere.

This place was very central, great for seeing Rehoboth as everything was in walking distance. The room we had was basic but great for the price. The owner was welcoming and very helpful with the car parking.

i will never recommend this hotel to anyone i know and i will never ever again stay there.

Summer Place has an ideal location in downtown Rehoboth, with the beach, shops and restaurants all within very short walking distance. The hotel itself is a dilapidated, rickety wooden building that is obviously run as cheaply as possible. Our room had an ancient little TV and a king-sized bed with a decent mattress, with barely enough room to walk around the bed. The bathroom had a tiny sink and a single towel rack on the door, but no shelf or counter space for toiletries. You can either pay a daily charge to park in one of the hotel's few parking spots, or they'll provide a city parking permit ($40 cash deposit required) that allows you to park in unmetered spaces on nearby streets. For all this, you can expect to pay top dollar. If you're making a last-minute trip to the beach in high season, and would rather be in a dive by the beach than a motel room out on Route 1, this place might serve as a last-resort choice. Just set your expectations accordingly..........

Hotel WILL charge your credit card, so if you were planning to reserve with your card and pay in an alternate format, forget it. The room is very basic, not comforatble. Hotel manager not very pleasant nor forthcoming with information. I would not stay there again.

Summer Place Hotel had some very strong plusses: The location is great, the prices were good, there were two rooms (perfect for my daughter and me), the apartment we stayed in had a kitchenette, a new TV and wireless. All big positives. The down sides were that the electricity was off when we got there late at night. The instructions with the key said to turn the electricity on at the fuse box (I would have preferred not to have to do this) Needless to say, when we got there the room was hot and musty. The apartment was small, which didn't bother me, but it could have been cleaner. The linens seemed clean, though. Parking is somewhat of an issue. You can get a Rehoboth Beach parking pass from the front office (with a $40 deposit, refundable at the end of the stay) but is may only be used on streets without meters. Fortunately, we were able to find a close parking place but on weekends or busier times it might be hard to find parking. After reading other reviews I brought a fan for air circulation and white noise and a scented candle in case the room was musty. I'm glad I brought both. For the money, I thought this place was a bargain. I'd definitely stay there again.

My friend and I stayed in a room on the 3rd floor, the room was a slightly dirty and very hot at first, but the AC wall unit worked pretty well. The hotel is literally walking distance to the beach so it made the few negatives worth it. They could have better customer service. But i was overall satisfied with my one night there, it was worth what we paid for.

Geeze where do I begin. For what it is the hotel was drastically overpriced. When I was looking it was the in the same price range as the bigger fancier namebrand hotels. THAT IS NOT WHAT THIS HOTEL IS. Parking: 1st they charge extra for parking. Thats fine I understand that. However, The parking is partially on the sidewalk. I had to squeeze my small truck between the columns that held up a deck above. I almost ran over a small tree in the process and couldnt open my driversside door. My front bumper was against the building and my rear bumper was more then halfway over the sidewalk. Amazed i didnt get a ticket. Only the rooms had AC. The halls were well into the 90s-100s (it was hot that weekend) The room A/Cs and fridge were not on when we arrived. we plugged it in and returned like 6 hours later to find that it barely cooled the room. I did not sleep well that night. The air conditioner maybe only cooled the room to the mid 80s. The rooms were stuffy and had an oder. The halls looked like a college dorm. Gross old carpet. Not very well maintained and of course 100 freaking degrees. (the hall way door to the outside was propped open to vent, but poised a security concern. Bathrooms were small, towels were smaller. The "outside shower" as described on the sign on the wall was nothing more than a garden hose. the lobby looked like something you would see in a episode of horders. I could go on, but i guess you get the message. I will not be staying here again. The desk clerk was never there. I had to put my keys in an envelope, leave it on the desk a hope they got it.

This location within a block of the beach was superb for the price which was literally half of similarly situated places1 We will definitely revisit even though the amenities were basic the service was wonderful, the room clean and included everything described.

The room was fine. It was a tad small, but clean and comfortable. Nice bathroom. How much time does a person spend in a room when you are at the ocean in July. Bed was great. Good AC.

Unadorned, small, but clean with everything we needed: microwave, refrigerator, A/C, bathroom 'en suite' and the beach a block away. If you want fancy or cannot carry your luggage upstairs, you need another venue. But if you want to spend your days on the beach and your evenings where the action is, you can't go wrong here.

Clean, good service and very close to the beach. Hotel is small, and rooms are small, but not smaller thatn any Europena hotel's room. Compared to other hotels, it is very clean and you get everything you need in your room. A good (not awesome) bed (i stayed in a double bed), fridge, microwave and cable. Shower is small, but once again, manageable. You get a parking permit so you can park anywhere where there are no meters. Staff is friendly and the innkeeper is a great guys and will accommodate you.

The best value of this hotel is its proximity to the beach. You can forget the rest. If you want an affordable hotel and don't care about cleaness and comfort, this hote is ideal. I went with a friend and we were just looking for location. Be aware of the owner's mood, it can go from not answering your greetings to talk about what he wants to.

Great location. Extremely weird manager, but friendly. Worst room I've ever rented. Keep your shoes on. Dont walk on the floors. The top sheet and fitted sheets did not match, and the flowered covers were a sight to see. Bring any extras you may need, including your own iron. Never seen any thing quite like it. Hotels.com should not even post this place!

Arriving hot and tired after 4 hr drive, this difficult to find miniscule "hotel" two blocks from Board walk, had nobody in Reception. (An untidy room) We rang a bell, no response.We follwed posted instructions ro call a number which still elicited no response. Then we called a number listed for Emergencies, the Owners cell phone. Repeatedly for over half an hour. Each time the line was busy. Finally we left and found another large but expensive Hotel, a real one. BE WARNED

It was cheap. About 50% of everything else. The room was basic, but the bed was comfortable, the bathroom clean, and the location fantastic. The rooms aren't particularly quiet, as we could hear the TV from the next room. As well, the slamming doors from the 2am domestic dispute provided sound far louder than even the loudest setting on our TV could blast. However, the hotel is located one block from the beach and right in the heart of downtown. All-in-all, I was very satisfied with the hotel considering the large price gap between it and its nearest competitors.

This facility was not bad in terms of stayover. The bed was a bit stiff for my liking however, for need of a room just for one night, close to the ocean, it was ideal. An additional 5 dollar service charge was added for parking due to its size and location in the area, and a slightly weird hotel manager explaining to me like I was a 3 year old to how and why to park in the parking spot. Otherwise, it served a purpose for my needs.

This hotel has minimum comforts, but it does have all that you need: a bed, bathroom, shower, tv, linens and towels. The location is the amazing. A block from the beach and a block from the main drag. It is quaint and a lot less expensive than the other hotels in the area.

The person who checked us in (owner manager?) was very nice. If you are looking for a 4 star hotel with pool and jacuzzi, this is not the place for you. It is safe and quiet and very convenient. For me, it was perfect for a weekend with daughter and grandbaby and the price is very good.

This place is very close to the beach and main restaurant and shopping area. We checked in, dropped our stuff off and immediately went to enjoy the things R.B. has to offer. Returned at midnight, fell asleep, and then left upon waking up. It was perfect for that! You can't compare this room to the chain hotels or resorts, as it is small and crammed since they provide small fridge and microwave and tv (too much stuff for the size of the room), but if you're there just to sleep it's fine. Unlike many other places, they allow one night stays over weekends. Keep in mind parking is $15 at the hotel per day, though for a $40 deposit you get a parking permit - we used the permit, parked at non- metered spots and then got our $40 back at check-out. Overall, fine for the price considering it was the cheapest place we could find on the spur of the moment.

When I first arrived I pacified myself by thinking it was a lot like staying in a hostel. I quickly remembered that the hostels I had stayed in (mostly in Europe) had fun communal areas, were by and large more sanitary and welcoming... The hallways smell. The bedspread has cigarette burns and stains... the mattress has stains... the bathroom floor wasn't clean (though the shower stall was)... they have a microwave, TV, Fridge, AC and cable box all plugged into the same outlet... You can hardly walk around the room... I wore shoes are socks the entire time because the carpetting was frightening... But even with all of that we really enjoyed the location and might have stayed here again if the rate was much lower- we even went and bought towels because the ones provided were not only paperthin but scratchy. Sunday morning- we went for a run and came back to shower - only there was NO hot water. It was the straw that broke the camels back. We will not ever stay there again. Rehoboth Beach was incredible though.

Dirty, little horrid room with paper thin walls dead bugs, and towels that were so rough and filthy you could sand the dresser in the room with them. (which wouldve been an improvement as the dresser most definitely hadnt been dusted since last season.) Rock hard bed with stained sheets (wrapped up in my beach towel instead) Did I mention you could hear the conversations from the people inside their rooms down the hall ?? Seriously, if I couldve gotten my $ back, I wouldve slept in the car.

The room is filthy and soooooo small. I would not recommend this room to a prisoner. Jail cells are in better conditions!!!!!

Very good for the price and SO close to all the restaurants and the Boardwalk. We ended up staying for two nights instead of just one. Would recommend it to others. Just don't expect the Hilton and you'll be pleasantly surprised.

Great for the weekend or if you only need a place to sleep and shower... great location. needs some updating but alot nicer than we thought it would be. On drawback was the parking situation... be prepared to pay for parking meters..

Nice litte place friendly owner but there is little if any free parking. You need to buy a permit for limited on site parking or buy a city pass. We where there in off season and finding parking was a bit of problem then. From Memorial Day to Labor Day you need to purchase a parking pass from the city to park any where in town. Great rates but till you add in parking it adds some to that.

Like many othe reviews... you're paying for a dorm room. I found this the Saturday of Labor Day Weekend for a Sunday night stay. The cost was unbeatable, a 1/3 of the cost of next avaiable hotel within a block of the beach. I went to Rehoboth for the beach and not the room. This is a great choice if you're on a budget or just want a place to sleep, shower and park your car.

Cheap, clean, no frills, great location place to stay for an overnight trip to the beach

Not a bad place at all if all you need is a bed and a place to change and shower. Be sure to call if you are checking in late or you won't get into your room as they leave quite early. They will leave your key for you and you check in the next morning providing you call. No complaints here. Staff is friendly. Oh, the ice machine and the outdoor shower are to the right of the main office entrance.

I expected this hotel to be a little run down, but it wasn't a dump at all! It was very clean and didn't have any weird smells, which I've found in some chain hotels. I would equate the room to a college sized single room with a bathroom attached. Even if you plan on walking everywhere I would recommend getting the parking pass instead of using their parking, as you may have to park tandem. Dan, the inn-keeper, was awesome. Our key wouldn't work (because I hung something on the inside of the door knob before I left) and he got us back in there within five minutes. The hotel was only one block from the beach and three blocks from the main drag, Rehoboth Ave. I would stay here again.

I would recommend this hotel with the warning of you get what you pay for. The hotel is comparatively cheap for its location, and after a stay there I see why. It may not be the nicest place, but the location is amazing, it's close to the beach and to the downtown area. Many other review mentioned a lack of parking, which led me to believe it was not available at all and the hotel did not provide for it. However, the hotel does offer parking passes that allow guests to park on certain streets for a deposit fee. This is a great place to stay if you plan on just sleeping and showering there.

walking distance to beach and main strip of boardwalk is biggest positive. I stayed in bedroom with futon and kitchenette. bedroom was tiny and so was bed but room with futon was pretty big so could stay for a week with fridge and kitchen, washer dryer,. no thrills so if used to fancy hotels stay away. but i love the beach so being close is huge.have to pay 40$deposit for parking pass so if find parking space save 10 $. we got there late 10pm but since we were so close to beach we took son daniel to boardwalk and arcades. he was smiling for 30 minutes straight. thank you!
