The hotel was very comfortable and staff was very nice. It was definitely a bit on the old side, as the carpets were pretty bare and there were signs of aging, but if you're not worried about that, it's a nice place to stay. We didn't have breakfast, so can't speak to that, but it was nice to have hot coffee available when we got in at 7pm - it was a cold rainy day and having hot coffee ready was great!

My husband and I were in town for three days and The Carriage House Inn was the perfect place to stay! The staff was very helpful and sweet, the rooms were large and clean and the breakfast was enough to start your day for whatever the occasion may be. It was conveniently located and close to the airport, but far enough away from the city for a quiet stay.

The Carriage House Inn was very nice. We had a nice room on the first floor, very comfortable and clean. They had a great continental breakfast, too. I'd certainly stay here again on another trip to Newport!

Nice quaint hotel continental breakfast was better than expected close to everything in Newport

For the price it is good - just bare essentials. Nothing special.

Very pleasant surprise at such a great rate! The staff was extremely pleasant and attentive. They provided assistance in sightseeing ideas (even though it was a quick trip.) Surprised but delighted to have a continental bkfast (no breakfast listed upon booking). The only problem was regulating the heat. The control only had off/low/high - no temperature gauge so the room was either too hot or too cold. Despite that problem, we are looking at staying there again in March!

We visited last Thanksgiving to see several towns in the area and were absolutely enchanted with Newport. The weather was chilly, but the historic homes were incredible. We even found the plain, quiet neighborhood immediately surrounding the Carriage House rather nice. The staff, whenever we spoke to them were very friendly. I almost hate to note this given everything else, but we did have one bad experience. The walls were a bit thin and we had heard a family being a bit noisy for quite some time. After midnight we heard another man confront them about the noise and start shouting. So if you can, it might be worthwhile to get a room away from other guests.

We enjoined the hotel a lot! Especially "BJ" the receptionist., was very helpful. Thank you, Mr and Mrs Salvi

Great hotel - very clean, good size room. Very friendly staff. Only complaints were that the wifi connection in my room (room 10) was not that good and breakfast was a little limited. Otherwise great value for money hotel. Seemed liked a 4 star hotel.

I really like the hotel, the staff was very nice and the room was very good value for money. If i would have to critizise something it would be that the bathroom was very very cold but that's not the room you hang out in so that was ok.

I have stayed at the Carriage house a few times, and never have I been disappointed. The rooms are always clean. It's an older building, so it's not fancy or full of updates, but clean and the staff is very nice.

The hotel was attractive, clean and comfortable. It was perfect except that the water pressure in the shower was a bit lacking. For the price, that is something I can accept. If I ever need to go back to that area, I will stay there again.

Better than staying in chain hotels. Only problem is that they put us on the third floor. The elevator only goes to the second floor. It was a pain to carry our luggage up to the room.

Our room was clean and acceptable, bed was comfortable, but the overall condition of the hotel needs some TLC. First impression as we walked in was "oh my". Also, in the breakfast area, they could use more tables and chairs. 3 tables for a whole hotel is not adequate.

I enjoyed the stay and the way check - in and questions were handled. I loved the simpleness of it. One staff member handling business - which means you need to bring some patience....but that worked for me. I thought being by the lobby was going to mean noise,especially at breakfast time, or mean that I was going to have to keep noise level down, but it was perfect.

Nice Hotel for a good rate.

overall the hotel was pretty nice. the staff was welcoming and friendly. we had complimentary continental breakfast with a very nice view outside on the porch. the only thing was that i found 2 spiders in my room... other than that the room was pretty clean.

I booked this hotel because I was attending the Annual Food and Wine Festival in Newport which benefits the Historic Mansion Preservation Society. Newport was very busy with not only the Festival going on, but also the Northeast 12-Meter Sailing Championship, a convention, and a couple of cruise ships in the harbor. Considering all that, I thought the price of this hotel was very reasonable. My room was comfortable and clean. The overall decor of the property seemed a bit dated and worn, but it definitely had more than a hint of real character. Breakfast was so-so.

Would stay again, close to most attractions.

I would never stay at this hotel again. I felt my safety and security was never a priority. I received a key that opened another guests room, and received a receipt that had another guests personal information. The employees were extremely unprofessional and the inn was dirty. The breakfast area was dirty and the porch had dirty rags on the chairs.

This Hotel was OK . A bit out of date and the morning breakfast room could have used a sprucing up. The tablecloths were cheap and not well maintained. A little TLC would go along way. The 3rd day of our stay we discoved the lock on our door was not working.(not sure for how long) The lady at the front desk was very helpful and moved us to another room as there was no one on hand to fix the lock at that time. The second room we moved to had a hole in the closet door and the bathroom sink was very slow the drain. When booking out the next morning the genleman at the desk who we believe was the manager did not even mention our previous days problem and seemed quite uninterested when we mentioned it to him. We did not expect any thing for this but he could have at least apoligized for the inconvience of having to pack up our things and move at 4.30pm on a Friday afternoon. I would not be quick to recommed this hotel or go back myself.

Room was spacious, clean and comfortable. Breakfast was limited, few selections especially healthy ones.

Aside from The "ACTIVE" couple in the next room we had a very nice stay, comfy bed and clean room, wish the walls were thicker!

This is a charming inn and is located in a safe area. Service was good. The continental breakfast had a lot of variety - cereals, boiled eggs, egg&sausage muffins, fruit etc. The service was good.The room was large 1 king +1 sleeper/sofa + fridge, +microwave. The TV was placed at an awkward angle that wasn't easy to watch from the bed. The elevator is towards the back of the hotel and requires pressing the required floor at each level. While the room was clean, the carpet on the stairs leading up to the room was quite dirty. The bed was comfortable, however the sheets and comforter were stiff. Sofa and chair upholstery is made from very durable fabric (but is't as comfortable). The star rating of this hotel is a 2.5. Overall good value for money.

It was average; however, more attention should be paid to cleanliness of common areas. The breakfast display lacked organization. It was not welcoming.

Hotel was very clean and a great location. The only problem was hotel was very noisy. Walls were very thin. You could hear doors opening and closing from 7 a.m. on. You could hear the water running whenever someone took a shower-which was a lot. Not so sure I would stay at this hotel again

This was a really pleasant stay. Staff are very friendly, hotel is quiet, nice continental breakfast in the morning. Coffee is great. Morning newspaper at the door. Only down side was Wi-Fi service, could not get any in my room on my IPad, called their IT number. The person was not nice or helpful. Need to use electronics in lobby area.

Wife and <2 year old daughter stayed here. We rode bikes to beach both days (a bit of an uphill climb on way back). Spacious room. Pleasant service. Great deal for the price. Would definitely go again.

An absolutely first class experience! Delightful room,excellent service.

The room was very clean / the bed comfortable / the room had a fridge and microwave / breakfast was included / shuttle to downtown Newport area was a bonus!

All very nice, very good price, breakfast was set up poorly, crowded into a corner, logistically frustrating. Food, fair. This could be easily improved with some thought.

My first thought was that this hotel was outdated and a little shabby, but it was a really nice stay. The beds were really comfortable and the rooms were very quiet, which meant a good night sleep and that is worth a lot. The hotel employees were very nice as well.

Enjoyed the stay.We were there for July 4th fireworks.

Loved the hotel and its location. Very near attractions in Newport.

Nice little hotel, the only down side was that my room was near the ice machine so when they were getting the free breakfast snacks ready at 5:30, it involved getting ice which woke me up. Otherwise it was a great stay!

Wish I had known about this place years ago. Much nicer than other similarly priced motels/inns. Great continental breakfast - much more than most places as well. And the quiet location was appreciated.

The breakfast offerings were much better than those provided by comparably priced inns. Qlean and quiet. Our room was spacious although the room assigned to another in our party with 2 young children was much smaller, but it had a refrig and I don't think ours did. I'd stay there again if the opportunity arises.

we enjoyed our stay

This is a wonderful hotel in a nice residential neighborhood. The room was clean and lovely. The bed was very comfortable. It was peaceful and quiet. But above all the front desk staff were kind and helpful. I informed the night man I was going to run a marathon in Naragansett the next day. He moved the breakfast time up so I could eat prior to leaving the hotel. He gave us an extended check out time so I could return to the hotel and shower. My wife inquired about the weather and he printed off a forecast and brought it to our room!
