Mattress is poor quality weakly sprung - not good for sleeping on.

No one at the front desk told us that we had to pay for parking in front of the hotel. I recieved a $46.80 ticket! That is something that you should correct. My wife went into the hotel to ask about parking, they told us we could park outside on the street, but no one told us it was pay parking. They did however comp our dinner, So we really were not out any money.

The hotel enterance is situated on a small side street right off the Royal Mile. Across the street is St. Giles Cathedral and just a short up hill walk is the castle. Princes street is within walking distance and so is Holy Rood House (down hill all the way). Close by is Waverly Train Station with an inexpensive cab ride to the hotel. Plenty of good places to eat and enjoy yourself. The staff was decent, room was spacious and very clean, and the food at the hotel restaurant was probably the best I had during my stay in Scotland.

Good location. Suites are. Very small. It's more just a hotel room with a microwave. They do not refill your tea/coffee in the room if you stay more than one night, nor do they refill the shower gel and shampoo. You also have to pay an extortionate rate for Internet access

The staff was very accomadating. The rooms were modern and very comfortable. The location was right in the center of everything. Highly reccomend!

Great location and very helpful front desk.

Nice hotel, good location. However, cleaners do not replace the showergel/shampoo, tea bags or biscuits. You would expect this to be a standard thing for a hotel of this quality

Great location. Room was quite small but everything we needed. Just a block away from the Royal Mile. It's a safe location. The hotel staff was very friendly - they were very accomodating and were offering free wifi which was a nice perk. Great little coffee shop right next door.

Good hotel, close to the train station and the Royal Mile.

Very convenient location, quiet street and close to one of the main streets. Has a restaurant on premises and one next door. Reception personnel are very helpful.

Perfect central location, everything within walking distance. Hotel staff very friendly and helpful. Delightful, comfortable and exceptionally clean room. Good kitchen facilities and very comfortable bed. Heating worked efficiently. I have stayed in many hotels across the world and to me this was 5 star quality, and would certainly stay there again.

Excellent location right off the Royal Mile and a few mins walk from the station. We had a "classic" room, which was a smallish attic room. The room was nicely furnished and the shower was great. However, the bed was kind of weird and sloping and my bf found it pretty uncomfortable. If that would bother you, avoid room 703...

The hotel is in a Fantastic location, 2 mins from the train station, shops and tourist attractions. My partner and I arrived early as we were going to the Playhouse to see we will rock you. The staff at the hotel gave us access to our room as soon as we arrived. The staff were very friendly. Great view from the room window we could see the Castle. We would definately go back to this hotel.

Room is very tidy and clean. Light is soft but warm. You will feel very comfortable at your stay. Bathroom is wonderful. Utensils and microwave are there in your room. You can have very casual meals at your room. Service is also good. Only problem is there are some steps in the corridor in a single floor, which you will find it difficult when you have 3 suitcases with you.

Looks like this hotel has gone through some renovation. It was newly painted and the rooms were brand new. Close to all the must see sights. Very convenient location. 2 minutes from the train station, Edinburgh Castle, Scotch Whiskey Experience and the Various other tourist attractions. Highly recommended.

This a great hotel. Its located just steps off the Royal Mile by St. Giles Cathedral. The hotel is very nice, clean, comfortable with a helpful staff. I would definitely stay here again.

Was looking forward to staying here after reading very positive reviews, however, on arrival at check-in desk at 14:30 the room was not ready & had a further 15min wait , according to hotel site check-in available after 2pm. I had booked a Deluxe Double & was expecting a room befitting this description, on opening the door & stepping into the room i almost fell on the bed the bed was so close to the door & the room very small, it was yet another dissapointment. The room itself was very nicely decorated & the hotel is situated in a very convenient part of the Old town just off the Royal Mile, these are the only plus points from staying here plus the fact that we were out most off the time.

I had never heard of Fraser Suites before. So I booked this room purely on location and their star rating. I came away very impressed with the standard of the accommodation and with the service from the staff. The location is fantastic too. Deservedly 4 star.

I was excited to stay at the Fraser Suites as the photos and location looked great! Upon arrival, the location did impress, right off the Royal Mile. The room did not. First off, it was not a suite. A microwave and lounge chair do not quantify as a suite. The carpet was horribly stained and gave an overall impression of yuck. The little features, like wi-fi, cost extra, though it was never specified on the website and the tea supplied in the room was horrific (shocking for a tea-centric country). The TV was a tiny model that seemed like an afterthought and there were no bathrobes either. For the the price-tag, I could of found much better. What is sad to me, is that with a bit of detail management - i.e. steam cleaning the carpets and giving free wi-fi to guests, the hotel could of fared much better in my opinion. When I pay a certain price, I demand a certain standard.

Very well situated and easy to find...a central location adjacent to St. Giles Cathedral. The staff was attentive and helpful, and the room was quite nice. We'll be returning to Edinburgh next year, and will return to this hotel if it's available.

This hotel is VERY nice, and within a short walking distance of the main bus/train station in town. The airport bus drops off right by said train station so we were able to walk there within 10-15min. It is about 50 yards from the Royal Mile where most of the sites are and pretty much in the middle so you can walk to either end. The rooms are VERY nice, a little small, but the bed are the most comfortable I have run into in all of my European travels. When we dropped off our luggage (early AM arrival) they stored it for free as well as put it up in our room by the time we came back to check in. It was in a very quiet area, but convientant to bars, food, sites, ect. I would reccomend this hotel to anyone staying in the Edinburgh area

The hotel location was excellant and very clean but does not have air conditioning. We were on the top floor and the room remain quit warm even though the window was open and the ambient temperature was in the 50s'.

Perfectly located between Edinburgh Castle and Waverley Station, with just a couple of minutes walk to both om them. Nice and clean hotel with friendly staff. Our room was fresh and felt recently renovated. We had a little kitchen with a refrigerator which was free to use. Even though the hotel is only a few steps away from the Royal Mile its location on St Giles Street gives a good night sleep.

We stayed at the Fraser Suites on a Saturday night. It was quieter than expected and we did have all the windows open as the heating could not be controlled in the room. Parking could have been a problem as the hotel has no carpark. There is on street parking or a public carpark, for both charges apply, but after 18.30 on a Saturday no charges apply until Monday for street parking. This meant we were able to park outside the hotel. This is the second Fraser hotel we have stayed at and standards are high at both

This is a lovely hotel. Staff were good, rooms excellent and location superb. Only draw back was quality of breakfast which was just ok.

Lovely hotel - just steps away from The Royal Mile which was amazing to see the sites and be a step away from your hotel at all times. It offers all the modern conveniences of a contemporary hotel - yet with an old world style and elegance in a lovely old Victorian building. Room was spacious and clean with a nice bathroom. Staff were a mix of either very friendly or just courteous but overall - nice. The room we paid for didn't come with breakfast and we made the mistake of eating in the hotel restaurant one morning which was very expensive. It was good and the staff were nice but at roughly $20cdn pp - not worth the price compared to what you could get just steps away on The Royal Mile. We would stay there again for the location alone - but overall - really nice hotel - good price through Hotels.com and we would recommend!

Booked for a birthday trip to Edinburgh. Location is fantastic, just off the street so not noisy but close enough not to have to walk to far to do anything. Price, very reasonable for what you get and location etc. staff were all lovely, room is great, cleaned and tidied every day. Its a shame there isn't better/closer parking but thats nothing the hotel can do. I would recomment this to everyone, its a great hotel, it actually contributed to having a good holiday. Woo!

room was modern, large, and very pleasant. Location is second to none. 2 min walk to castle, and you are 5 mins from grass market. This room for the price is incredible

We had a room on the ground floor at the back of the hotel, the bathroom smelled of mould, reported this to reception when we went out and they said they would get housekeeping to sort it out. When we got back the smell had spread to the bedroom as well. We were also unable to leave the window open as there were noisey air conditioning units outside. The shower screen was loose and there was black mould in places around the bath.

The hotel is great and you couldn't ask for a better location to see sights or to attend the Fringe Festival. The only thing that might be an issue is that the rooms do not appear to be air conditioned. This was not an issue when I was there but other comments from guests indicate that when it's hot out, the hotel rooms can get very uncomfortable.

We were there for the fringe which was a little crazy so it was nice to have a room right in old town. Parking was not great - several miles away.

The hotel did NOT book us into two single bed room as reserved and paid in advance for. We had a double bed, so one person slept on the hardwood floor. They offered no alternative or refund They did transfer us into a two single bed suite for the second night.

The breakfast was wonderful and we liked the staff very much in the hotel and restaurant. Parking was not at all convenient as we were staying at the start of the festival. Perhaps in the future management could be proactive with guests with autos to forewarn about the closing of High Street and the parking restrictions around the hotel. Had we known, we would have delayed renting our car until after check-out.

Ticks all the boxes and would definitely recommend friends to stay there.

Attractive price, there is a reason for this!!!! Would have been a stunning hotel perhaps 10 years ago. Decor nice, but now very worn and old. Big wine stain on carpet, a bathroom smelling of mould and a dirty chair. On a plus, the bed linen appeared clean (although had moth holes!!) We stayed one night, arrived late and slept... this is all i would recommend the hotel for. Spent the extra £30 and stay at the Sheraton or Missoni.... worth it! Oh also sent into the wrong room upon check in.... we were given keys to a room with an elderly man in his bed. Could have proved embarrassing. It all went down in good humour but could have been very different. Spent night concerned same this could happen with other guests appearing in our room! Not good security! All in all was okay. Some people would find these things unbearable, but we didnt mind So much.... wouldnt return though

The hotel is very nice.the only thing is if you carry a lot of largagers don't trust the map. The distance from hotel to station is straight. There are a lot of stairs.

Booking through Hotels.com we didn't know that the room we had acquired was a disabled location. As a result the room was moderately comfortable. The shower curtain failed miserably to keep from flooding the room. At the rate I paid I would not book this hotel.

We had booked this hotel 4 months in advance for a 3 night stay because it advertized-a separate sitting area & sofa bed- as we would be at the end of a 9 week trip & wanted to have plenty of space to be able to spread out & repack prior to a long flight home.The sitting area in our room was a seat with a foot stool so close to the bed that it was almost impossible to walk past to get to the bed.The cupboard was minute & had a large pole in front of it -limiting access to both the cupboard & the bathroom- in fact an overweight person would not have been able to access the bathroom past this pole.The TV was on a side table & could only be viewed from the bed if you craned your neck 90 degrees.After enduring one night of this we complained & were moved to a larger room which was much more spacious & comfortable but still not as advertized.This was the only hotel,.hostel,B&B that we encountered on a 9 week long trip Thru Morrocco,Spain & Scotland that did not have free WiFi .Hotel is conveniently located & if you get a good room we would recommend it

My wife and I absolutely loved this hotel!!! We had planned this trip for sometime and the location of this hotel was perfect, you were almost on the Royal Mile. The hotel staff were always friendly to deal with and were very accommodating to us as we were a bit early for our check in they allowed us to store our bags so we could explore the Royal Mile while our room was being prepared for us. The room we had was 505, it was an excellent room, we found that we had lots of room in order to store our bags and clothes without them being in the way. The bathroom was beautiful and spacious, the rainfall shower was also fantastic...spot on. We also made use of the complimentary washer/dryer which was very handy! One draw back that I had with this room and also with other UK hotel rooms is that they all are very warm, there wasn't any air conditioning in the rooms just a fan and most of the the hotels would not allow you to open the windows very high to let air in..it wasn't a huge problem for us as we just would sleep without covers on us while sleeping...no big deal. The other draw back was that WiFi was only in the lobby (at a cost) and they also didn't offer a computer in the lobby if you just wanted to log on to check emails/check in for a flight. Getting back to the high points, the hotel restaurant staff too were outstanding the breakfast was just what you needed to get you started for a full day to explore Edinburgh. If your looking for other restaurants to explore, there are literally dozens on the Royal Mile that I'm sure you'll find what your looking for. Also, if anyone is looking for the Real Mary's Kings Close your hotel is almost next door, just down the street a bit from the hotel. My wife and I have traveled a lot and have stayed in some really bad hotels in our time, but I have to say that I have no problems recommending this hotel to anyone, it's spot on!!! My wife and I had this hotel booked and was looking forward to my first trip to Scotland. Unfortunately, the Icelandic volcano that was in the news ended up spewing ash into the UK airspace and grounded most flights into and out of Scotland. Our airline shuttled us along with the stranded passengers of many Scotland flights to a nearby aiport hotel outside London for the nigiht. The first thing I did when settling in was to call the Fraser Suites to explain the situation. Clearly they would be aware of the travel restrictions getting into their country, and would understand and allow us to cancel our reservation, right? Wrong. They staff at the Fraser Suites (and the person on the phone told me she was the manager), were clearly not in the least bit interested in our plight nor in our inability to GET to their hotel for our reservation. When we explained that we were willing to pay some sort of cancellation penalty, but that the full nightly rate was incredibly exorbitant considering the circumstances beyond our control and affecting ALL travelers to Scotland, we got no sympathy, no willingness to work with us, and no help. We even had a representative from hotels.com call the Fraser Suites on our behalf and were told that the hotel wouldn't budge from its position. My wife and I are now out a substantial sum, thanks to the lack of understanding by the staff at the Fraser Suites. What puzzles me even more is that we plan to return to Edinburgh for a longer trip and the Fraser Suites could have had our business and earned even more income from us had they been courteous and understanding (not to mention our recommendation to friends and other review readers)... and yet they clearly didn't care at all about that. All I can say is that if this is the care they show to travelers stranded in an airport somewhere trying to get to their hotel and hoping to make a return trip in the future to their hotel, I can only imagine what's behind the fake smiles they probably

Edinburgh is one of the top cities to visit in the world. Frasier Suites is a perfect place to stay -- only steps away from the Royal Mile; beautiful rooms; clean and comfortable. Breakfast is delicious. Women at front desk are friendly and helpful.
