Stayed for 3 nights and have no complaints. It is the off season so it was very quiet and peaceful. Our room was good sized and very clean. While the motel is an older one the owners are in the process of doing upgrades. They were installing new carpeting the weekend I was there. This work was being done in the day time and was no bother to us at all. The staff is very friendly and accommodating. Every time they say us they asked if everything was OK. It was. Our room had a refrigerator and a microwave and both were new and very clean. I would not hesitate to return here.

Clean, comfortable and great service! The proprietors, Jack and Rose are great! We are already booked for August

This hotel is definitely on the older side, but it was very clean and well kept. The owners were very friendly. My mattress was a little lumpy, but the other one in the room seemed fine. Pipes rattle when you shower and people upstairs were a little noisy. However, it is a short walk to the beach and there is an outdoor pool. Great choice if you're on a budget and don't need luxury. Continental breakfast ok, plenty of food but not many healthy choices, coffee was good. Great rates.

Get what you pay for(check), motel close to the beach and activities (check). Motel has pool and is clean (check). Room smelled (check). AC not working so well (check). Continental Breakfast just ok (check). Toilet seat with duck tape holding it together (check) until it broke and they had to replace it oops....Nice people (check). Going back....(no check).

we like the hotel it was clean and room size was good but the beds were small made it hard for sleeping and no curtains in the room to block sun light

Planned an adult weekend with four other couples...all over the age of 45+very disappointed with the owner...kept coming over complaining we were making too much noise at 11:00 am on a rainy Saturday morning. So excessive that some of the other couples left to go to another hotel....would not recommend this hotel to any group trying to have an enjoyable weekend away from the children to only be treated like a child...

Easy walking distance to nice beach makes this a great place to stay

Worst stay ever in the 35 years of traveling. Rooms out of date, uncomfortable bed, and a TV that was hardly watchable. Manager should learn better customer service skills and not to chastise customers as though they are children. (I'm 56 years old) We cut our stay there short and went to another motel.

When we arrived they had no record of our reservation, even though we had copies of the e-mail confirmation. They said they had 1 room left and would let us check in so that was lucky. Later they found the reservation. They need a better way to track reservations.

Very comfortable

It needs to be updated. It is fair for sleeping.breakfast was coffee,oj,choice of 2 cereals, bagel,or english muffins. Not a big vareity.

Did not reserve rooms we requested. Offered upgrade for two nights but we would have to move after one night. Management did apologize and offered a small refund.

Great continental breakfast, clean rooms

A couple of lamps were not working in the bedroom. The blinds were broken so I had to go to the leasing office to get somebody to figure out how to close them so I can undress privately. Other than that, the people are nice and the free breakfast was quite copious and they were really flexible with the hours.

the manager was very pleasant. room needs updating urgently. we will not stay there again

My husband & I stayed at the Dunes for the week surrounding 4th of July. The location was great, the room was clean, & it was a terrific stepping stone for our busy schedule. We did not spend much time in the room as we had lots to do on the cape but when we did- the cleanliness was comfortable, the amenities were beneficial, & the staff was helpful. My husband had to work as we travelled & he found the wifi to have a strong connection. The beach was a short walk (4 minutes)...& free!! The community was perfect for my morning run- there was also a playground near by for our daughter.

Enjoyed my stay. Hotel rooms a little outdated, but very clean & spacious. Nice continental breakfast included. Enjoyed pool as well.

The room had a musty smell, was noisy, the door leading outside did not fit properly. You could see light all around the frame. There had not been any remodeling done in a very long time. You were afraid to put your feet on the floor. The bathroom was small, old (although the shower was powerful and there was plenty of hot water). Towels were scarce and thin. The complimentary continental breakfast was not set up properly (no cream or sugar for the coffee). Just the little things in life that make it so much easier. We don't get away very often and had been looking forward to a few days away. This did not do it for us. The one nice thing was it is close to the beach. You can walk to the beach from your room. Wonderful! But not enough to make up for the disappointment of our stay at the Dunes Motor Inn.
